Oceanfront Puako Properties Update

A new Puako listing came up on the market a few days ago. Listed at $2,495,000, it is the best priced property (MLS# 247129) in Puako on the water. The 1,552 sq. ft. house was built in 1961 and offers 3 bedrooms and 2.5 bathrooms. It is featured as an oceanfront fixer-upper with good ocean access. The property sits on a 16,401 sq. ft. lot, which is a bit bigger than the usual 14,000 sq. ft. size lots for the Puako area. 

If Hawaii calls you, don’t you want to be the next homeowner and vacationer to enjoy year-round sunsets like this one?

In adding this new listing to the Puako homes for sale inventory, Puako has 7 oceanfront properties listed starting at $2,495,000 and going up to $5,650,000 (MLS# 245192). If some area on the Kohala Coast shows some shortage of inventory, it does not apply to the non-gated community of Puako.

With a total of 11 homes for sale at this time, Puako offers a wide variety of homes and price range. The asking price on the mauka side (mountain side) ranges from $799,000 (MLS# 241165) to $1,219,000 (MLS# 231494).

Only one home, located on the makai side (ocean side), sold this year for $2,125,000 to compare with 4 at the same time last year (5 total in 2010). As I look at the Kohala Coast real estate market and the same price point, buyers have preferred to jump on opportunities in ocean view or oceanfront residential communities at Mauna Lani Resort or Waikoloa Beach Resort. Charming Puako versus resort properties…it might be the subject of my next blog!

Aloha Catherine! That new listing is exciting. One of the old-timer Puakites? gave me some scoop on it! You probably know already! Let’s talk:-) Oh…and I think one reason that buyers of mine bought at Mauna Lani over Puako is because it’s easier to maintain a “condo” from a distance.
