Last year I blogged about the opening of pre-construction sales for the Hapuna Beach Residences, the remodel of the Hapuna Beach hotelʻs suites into oceanfront condominiums. The renovation of the neighboring single family estate-size home, the Hapuna Beach Villa, is now complete and offered for sale at $19.9 million.
Location of the Hapuna Beach Villa – Single Family Oceanfront at Mauna Lani Resort
Located just north of the Westin Hapuna Beach Resort, and just south of the fabulous oceanfront homes at the Bluffs at Mauna Kea, the two-story Hapuna Beach Villa is the only free-standing single family home option in the ambitious project that includes the oceanfront suite building of the resort.
The Hapuna Beach Residences tag line “barefoot to the beach” still applies to the Villa. The eponymous Hapuna Beach is just the other side of the Residences and hotel grounds, and a one-mile walking path leads the other direction to the Mauna Kea Hotelʻs Kaunaoʻa beach, amenities, dining and shopping options.
Tasteful Remodel, Respectful of the Classic Architecture of the Hapuna Beach Villa
Built in 1992, a grand circular staircase connects two stories with wrap-around lanai, a total of 9,250 sq ft of interior living space. Upstairs, the private spaces include the master suite, two guest bedrooms, and an office.
Central to the main level is a true “Great Room” opening to the pool and lanai. The “media room” currently serves as a sales office and showroom for the project, with the dining room and kitchen on the opposite side. A ground floor fourth bedroom is just off the entrance.
Who will be the perfect buyer for the Hapuna Beach Villa?
Much of the speculation at the broker preview event was the profile of the eventual new owner of this property. Here are some of my thoughts:
- A family with multiple homes who wants access to Mauna Kea and Hapuna resort amenities during their visit, but more privacy than the attached residences provide.
- A family or entity with investment objectives. Resort zoning would allow for this to be a stunning vacation rental property.
- A buyer who enjoys entertaining, as the venue was ideal for hosting a large preview event with live music, catered food, and sunset views. In fact, I was imagining a future Kahilu Gold concert event there!
At the over $10 million price point on the Kohala Coast, there are currently only four active residential listings. Two of them are the grand Puako estate properties, Honualaʻi (MLS 626730) and Nani Paniau (MLS 623987). The fourth is a newer home built on three combined lots of the nine lots within Naupaka Place, the gated oceanfront community at Waikoloa Beach Resort (MLS 630422). I am particularly fond of the sellerʻs vision for this property, as two of the vacant lots were my listings.
