New Plantation Style Homes on Oahu | Ho’oulu at Ho’opili

Ho’oulu at Ho’opili, construction of Phase 1

Ho’oulu at Ho’opili

Anyone who has read any of my blogs knows that I am not only a fan of the master-planned community of Ho’opli in east Kapolei, but I am also a homeowner! I cannot rave enough about D.R. Horton’s newest addition, Ho’oulu. A cluster of just 68 single family homes, Ho’oulu proves to be D.R. Horton’s most ingenious product yet! Yes, they have always been innovative, forward-thinking, and have always put the Hawaii homeowner at the forefront of their designs and creativity.

From FLEX homes, to ADU homes, to a transit-oriented development designed to accommodate the more urban-centric buyer, they definitely have brought uniqueness to West O’ahu’s real estate market. D.R. Horton’s plan for Ho’opili really encompasses the desires and needs of the masses, they truly have thought of everything. Although I could continue to boast about D.R. Horton’s inventiveness, let’s focus on their newest release, Ho’oulu. Full of character, affordable, and with a slew of modern touches, Ho’oulu is a perfect blend of historic and contemporary.

Plantation Style with Modern Amenities

Ho’opili is situated right on the border of Kapolei and Ewa Beach. If you know the Ewa plains and are familiar with Hawaii’s history, you know that Ewa has a rich history in agriculture and sugar. If you drive through the older parts of Ewa, you will be transported back in time to when Ewa was a plantation town. The still present railroad tracks and post and pier homes are quite nostalgic. The Hawaiian Railway Society has preserved and operates the only historic O’ahu railway that spans from Ewa to Nanakuli. The post and pier homes with the open carports are reminiscent of the simplicity that used to define Hawaii living back in the plantation days. D.R. Horton has combined that old time charm of the plantation home with all the modern amenities and efficiencies of a brand new home. That is ingenious in my book!

Floor Plans & Pricing

Ho’oulu is an all single story community and offers three floor plans that range from 868 sf to 1,144 sf. The smallest of the three, Plan 1-Ola, is a 2 bedroom, 1 bath, 1-car carport model.  The middle model, Plan 2-Kunoa, is 1070 sf, 3 bedroom, 2 bath with a 3-car carport. The largest of the three models is Plan 3-Hau’oli, and it is a 1,144 sf, 3 bedroom, 2 bath, 2-car carport home.

Three featured floor plans

With D.R. Horton’s pre-release info of Ho’oulu we anticipated pricing in the $500s, and sure enough in the first release pricing landed in the $500s. The most conservative model of the three listed at just $515,000 and the largest at $587,000 (including air conditioning). A detached single family home comparable to these, on O’ahu, priced in the $500s, is just as rare as a pink cow! To add, included with this brand new home are stainless steel appliances, vinyl plank flooring, white shaker cabinetry, tankless gas water heater, smart home features, and a landscaped and irrigated yard to name a few…you might as well call it a flying pink cow!

Ease of Expansion

Always keeping the Hawaii homeowner in mind with our ever-growing and extended families, these post and pier homes allow for ease of expansion. Whatever the reason, whether it be adding another bedroom and/or bathroom, pushing out a wall, or expanding a porch, doing so with the post and pier construction is simple without having to worry about a post tension slab. Floor beams and joists can easily be extended, and the crawl space beneath these homes makes for easy access to plumbing.
