My Neighbors’ Place in Puamana Just Sold for Over Three Million Dollars!

The Beach is Back…! As Elton John once sang.

My neighbor’s condo in Puamana just sold for $3,150,000, and it needs a total remodel! Ok, my condo is on the other side of the train tracks and isn’t facing the beach… but still!

Real estate in Puamana is hot! The market has seen quite a bit of action in the first half of 2018… almost as much as the beach! (The rocks roll in every winter and then the South Swells bring the sand back little by little.)

24-3 Puamelia Place: The new owners are planning to build a second story to capture ocean views.

This year so far has seen 7 sales in Puamana ranging from $817,000 for 24-3, a one-bedroom on Puamelia Place (I represented the seller), to $3,150,000 for 192-1, the 3-bedroom, oceanfront corner unit on Pualei Drive.

The most recent sale, 111-2 Pualei Drive, a beautifully remodeled 3 bedroom garden unit, just sold for $1,580,000. I represented the sellers on this one, and they were very happy with the sale as they received 99% of their asking price.

The very end unit closest to Puamana Park, 272-6, sold for $1,400,000 at the end of March. Two sales on either end of the 175 building, near the front gate sold recently: 175-4 sold in April for $848,000 and 175-1 sold end of May for $930,000.

That’s me, diligently testing the waters out front of Puamana… You can see it’s all work and no play in Puamana.

40-2 Puakukui, a two-bedroom with a garage, sold for $1,125,000 at the end of April, and the new owners did some upgrades and have put it back up on the market for the same price. 55-4 Puapake, looking over the mauka pool, is currently pending sale at $1,350,000.

The”Quiet Pool” – Ocean Front Pool in Puamana is usually a quiet pool, I promise! Who are these people?!

The second active listing is 25-4 Puakukui, a one-bedroom listed for $715,000. This one is near the highway, but the realignment of Honoapiilani Highway has positively impacted Puamana real estate values. It’s amazing how much the road noise has been cut down.
