Mauna Lani Resort is and has been under construction throughout the “recession” with sales and prices steadily increasing. It’s been interesting to watch the Mauna Lani Resort cycle, as it is the only one of the three northern resorts (Waikoloa Beach, Mauna Lani and Mauna Kea Resorts) that persevered during the lean months knowing that the cycle would continue its 5-7 year course.
Ka Milo: Offering Affordably Priced Single Family & Paired Homes
Ka Milo offers single family homes with pools and paired homes (duplex with 2 car garage) most of which selling before completion with owners being able to choose finishes (not the same as a pre-sold, of course, where the home is built to specs before construction).
They also have a new “cottage” style home, which are basically single family or detached homes grouped in a cluster of 4. This is a nice product and affordably priced in this high end development as an alternative to the duplex or paired homes.
Kulalani: Offering Newly Constructed 4 & 6 Plex Condos
Kulalani has just received their Public Report approval allowing them to release the next phase of 4 and 6 plex condominiums also. Construction is expected to begin in July with completion dates as early as January.
Prices have been very competitive with re-sale inventory in both the complex itself and the Fairways @ Mauna Lani; ranging from $495k – $575k in the six plex buildings. All of the first 6 plex building (#18) is currently under contract.
The four plex building recently released was priced at $689k for the two bedroom, 2.5 bath and $742k for the 3 bedroom, 2.5 bath. Each of the four plex town homes has an attached two car garage whereas the six plex homes have single car garages.
Kulalani at Mauna Lani #1702
There are two of the four plex homes under contract and two available; one of each floor plan (MLS# 262112 & MLS# 259921). All were sold at the asking price. The next release will be higher in price as the market has continued to strengthen and the inventory has reduced.
Ka Milo and Kulalani share the rec center, pools, and workout hale with a gate at the entrance of each of the neighboring communities. There is a large lagoon-style pool, a keiki pool, and a lap pool in front of the very well equipped workout hale.
Also on the 2 acres of lushly landscaped grounds are two outdoor spas, two shower house/bathrooms, and a large pavilion complete with a commercial grade kitchen and barbecue for larger gatherings. As with all Mauna Lani properties, the Beach Club and Advantage program is available at no additional cost.
