The Point condominiums at the Mauna Lani Resort are an oceanfront complex which was built in 1986, are two story, and have no view obstruction with only the South Course of the Mauna Lani between the complex and the ocean. A true paradise for the golfer…watch the whales beyond the fairways with Maui in the background.
There are nine condos currently on the market in this coveted community ranging from $777,000 for a 900+ sq. ft. one bedroom one bath, second floor unit (MLS#239987) to $2.590 for a 1,500+ sq. ft. 2 bed, 2 bath second floor condo (MLS# 242203) with an average of 207 days on market.
That average is somewhat obscured; as one just came on market today, and five of the previously listed units have 320+ days on market, with one persistent seller at 800+ days!! There has been only one sale (3/2010) in the past 2 ½ years with none currently under contract.
This could, however, be the right time to make an offer on that oceanfront condo as sellers are obviously and most likely painstakingly aware an adjustment has to be made in order to sell their property, as Kukio and Hualalai owners recently did after sitting stagnant with no sales in several years.

Waow… Pam, your are right! Situated on the Kohala Coast’s most dramatic tropical oceanfront location, Mauna Lani Point is the only oceanfront luxury condo in the resort. Situated on 19 spectacular acres, this is not a dense gated commununity. Can you tell us about the HOA dues at the Point compared to other gated neighborhoods within the resort? What about access to the awesome Beach Club since the photo of your blog illustrate it?

Interesting to note that (some) Mauna Lani Terrace owners seem to have become more realistic while at the Point they are all holding out. I’d make offers on all of them until one crack…maybe steals something for one of your clients like you did at the Islands recently 🙂

Catherine; The HOA dues at the Point are comparable to the Terraces and the other gated communities within the resort ranging from $800-1,233 per month; except unit H202 which is actually two units combined into one with a staircase connecting the upper and lower units.
The Beach Club at the Mauna Lani is for the exclusive use of the homeowners of ALL properties at the Mauna Lani Resort and the hotel guests…except recently the owners, by vote, decided to open it to the public from 4-8:00 each day for dinner and sunset/music.
The Beach Club and the Advantage program are unique to the Mauna Lani Resort and are at no additional cost to the owners!!
