Mauna Kea Resort & Kohala Coast 2026 Q1 – Q3 Market Update: Kohala Coast Luxury Market Statistics Enclosed

With the first three quarters of 2026 behind us, the Kohala Coast luxury real estate market continues to demonstrate its resilience, particularly at the upper end. While transaction volume within Mauna Kea Resort has moderated slightly, the broader South Kohala market is producing impressive results. The most notable trend is the strength of the luxury and ultra-luxury segments, with Hawai‘i Island emerging as the clear leader in the state’s $10M+ residential market.

Within Mauna Kea Resort, 22 properties sold during the first nine months of 2026, a 12% decrease compared to the same period last year. The average sales price was $5.28M, down just 3% year-over-year, while total sales volume reached $116M, a 15% decline. Despite fewer transactions, average sales prices remain well above historical norms and nearly double the levels recorded during the same period in 2020. This suggests that while the pace of sales has moderated from the pandemic-era surge, the underlying value of Mauna Kea Resort real estate remains strong.

Across the broader South Kohala district, the numbers tell an encouraging story. Sales above $1M increased slightly to 151 transactions, up 1% year-over-year. More significantly, sales above $3M increased 21%, from 33 to 40 transactions. The ultra-luxury segment has been particularly impressive, with nine sales above $10M through Q3, compared to just three during the same period last year—a 200% increase. These results reinforce the Kohala Coast’s position as one of Hawai‘i’s most active and compelling luxury markets.

The strength of the high-end market is also reflected in overall property values. The average sales price across South Kohala rose to $2.099M, up 28% year-over-year, while total sales volume climbed to $592M, a 22% increase from $484M during the first three quarters of 2025. These gains are especially notable in a market where buyers have become more deliberate and overall activity remains below the extraordinary levels of 2021 and 2022.

Hawai‘i Island continues to distinguish itself in the state’s ultra-luxury residential market. Through the first three quarters of 2026, Hawai’i Island recorded 26 residential sales at $10 million or more, exceeding the combined total of the other islands, with 11 sales on O‘ahu, five on Maui, and two on Kaua‘i. Every one of these transactions took place within the Kohala Coast’s premier resort communities, including Mauna Kea, Mauna Lani, and Kūki‘o.

The Kohala Coast’s resort communities offer a cohesive experience that is difficult to find elsewhere in the state, combining contemporary architecture, comprehensive amenities, privacy, a favorable climate, and a level of service that continues to appeal to ultra-luxury buyers. The draw extends beyond individual properties to the overall experience these communities provide, creating a distinct advantage in attracting and retaining high-net-worth buyers.

A meaningful share of these transactions also occurred off-market, demonstrating that in the ultra-luxury segment, the right buyer and the right property can come together without broad public exposure.

The overall market has shifted from the rapid appreciation and urgency of recent years toward one that rewards strategic pricing, exceptional presentation, and thoughtful marketing. Buyers have become more selective, and properties priced beyond current market expectations can take considerably longer to sell. However, the data shows that demand for exceptional properties remains durable. Sales above $3M are running well ahead of last year, average prices are rising, and the number of $10M+ transactions has increased substantially.

As we progress into the final quarter of 2026, I expect the Kohala Coast to remain one of the strongest luxury markets in the state. The opportunity for sellers remains real, but success increasingly depends on understanding current market conditions, positioning a property correctly, and reaching the buyers most likely to appreciate its value.

Legacy Offering in Mauna Kea Resort:

Located at Fairways North #1, Hale ‘O Ka La “House of the Sun” (picture slide above) is not simply a home — it is a way of living that few places in the world can offer. Originally designed in 1992 and once featured in Architectural Digest, the property was thoughtfully reimagined in 2025 through an $8 million renovation led by Diane Bobek Designs, Taleah Smith Design, and Pono Hana Builders — preserving its architectural significance, while elevating every aspect of the experience.

Arranged as a series of interconnected pavilions beneath a continuous roofline, the 5,358-square-foot Kauhale-style compound replaces traditional hallways with open-air breezeways that invite natural light, tropical gardens, and ocean air into everyday living. Every transition was intentionally designed to slow the pace. At the heart of the home, an open-air grand room anchors five bedrooms, five full baths, and two half baths — a layout where privacy and togetherness exist without compromise. Carefully preserved details — refinished dark wood accents, custom lighting crafted from salvaged copper roof fragments — speak to a renovation that understood what to keep as much as what to reimagine.

Outside, the experience continues through layered tropical landscapes, sculpted pathways, and purposeful outdoor living areas designed to evoke satiation. A resort-style saltwater pool with waterslide and swim-up palapa bar serves as the estate’s focal point, while a secluded waterfall grotto spa with integrated jacuzzi offers a more intimate escape among natural rockwork and shade.

Surrounded by protected land, with no future development in front, and 355 acres preserved by the Queen Emma Land Trust to the north, the estate captures unobstructed Pacific and mountain views alongside rare, permanent privacy. A proven luxury short-term rental operation is in place and running. On the Kohala Coast, opportunities like this do not repeat themselves.
