Mauna Kea Lots Offer Great Views and Great Values

There are four large (30,000+ sq.ft.) elevated building lots in the High Bluffs at Mauna Kea that are sleepers; undervalued in my opinion. Priced from $549,000 to $693,000, depending on size and views, in a private gated community on the Makai (ocean) side of the highway with killer coastline and volcano views across the Hapuna golf course. The lots in this small private 11 lot community originally sold in 2000-2007 between $850K (in 2004) to $1.6M (2007).

There are two very nice existing estate homes setting the stage and values for future owners. The CCR’s and building guidelines ensure views from the lots and are very lenient with regard to minimum size. 

What is interesting to note is that each of the lots has a different height restriction as the street progresses…again ensuring optimal views from the high to low sides of the road, let alone corridors.

Noise Control

While the lots do back to the the highway, there is a buffer of land owned by the resort between the lots and the road, which has been planted for privacy and as somewhat of a sound barrier.

However, with the proper planning, design, and a bit of foresight to placement, I believe with the perfect layout of a “U” shaped house with an infinity pool in the front and garage in the back to block the sound from behind roadway, you could achieve a soothing retreat with great views at a fraction of what the re-sale market is offering.

Cost of Building in Mauna Kea High Bluffs

With a range of $300-$400 per square foot as an estimate from high quality reputable builders, you can finally consider building again. When compared to the $3M – $12M for the current Mauna Kea residential re-sale inventory, it just makes sense! And the kicker…the HOA fees are only $450 per month – unheard of for a resort as wonderful as Mauna Kea!

IF someone were to purchase one of these lots and allow the seller to show the views during construction, there is also a substantial discount being offered.
