Purchasing a Maui Vacation Rental? 3 Reasons to Call Us First!

Are you interested in purchasing a Maui vacation rental property as your next investment? As a 23-year-old, I started my real estate career in 2006 at the top of the roller coaster looking downwards in terms of market cycle conditions. Hawaii operates on about a 7-10 year full market cycle (currently, we are seeing an abnormally long cycle of appreciation). I worked prominently with my dad for the first half of my career (living in Haiku and specializing in sales on the North Shore and Upcountry), but decided to make a change by branching out on my own and moved to West Maui in 2011.

I met my wife shortly thereafter and began selling many vacation rental condos. To date, I have sold 192 properties island wide with a total sales volume of almost $130M which I am proud to share makes me the #1 selling Broker in The State of Hawaii (age 35 or under).

The two blog posts entitled Earn a Part Job in Hawaii by Purchasing a Vacation Rental Property and Purchase a Hawaii Investment Property Before You Turn 40 were especially appealing to a number of recent younger clientele that I assisted this year with purchasing a Maui vacation rental.

The most recent buyer stats according to Title Guaranty Hawaii which very much parallels my personal experience. 

My typical clientele for these types of properties lives on the West Coast (although I do represent a strong contingent of clients from Texas as well), typically owns multiple properties around the U.S. and is about 55-60 years old.

However, this year I assisted a young man named Eric Anderson with purchasing a Maui vacation rental. Eric reached out to me via the web after reading several of my articles. I have helped him to optimize his investment numbers by providing direct expert guidance for him to manage his own property. We shared many of our recipes for success in the Maui Vacation Rental based on our experience of running a portfolio of 14 top performing beachfront rentals in Kaanapali.

Another client from this year- Steven and Stephanie Lopes are in their early thirties. I represented them on their purchase of an original condition (aka hideously ugly albeit the location and view is stunning) direct beachfront vacation rental at the Valley Isle Resort in Kahana. They did an incredible and very cost effective job in remodeling the condo. #2 We own a short-term vacation rental investment property on Maui and have gone through the process of purchasing a Maui vacation rental ourselves.

In 2014, we decided to further invest in Maui and purchased Hokulani #833 at the Honua Kai Resort and Spa in Ka’anapali where I have represented many buyers and sellers on their transactions here. Since we live right up the road from our property, we use it very little and really focus on renting it out as much as we can.

As owners, we are in tune with many of the intricacies of purchasing a Maui vacation rental: the financial aspects (short-term and long-term), the sense of community and politics involved in condo ownership, and are up to date with current laws and/or regulations that affect the ownership experience.

#3 Purchasing a Maui vacation rental property can be a very profitable investment. We run a very successful vacation rental portfolio of properties through Hawaii Life Vacation Rentals.

A great example of this is the beautiful description that Patrick and Shannon wrote on their beautiful condo which is brand new to our portfolio at Maui Kaanapali Villas E-292 which we are immediately knocking out of the park for them. Patrick and Shannon had this property under contract for over a full year before finally closing on it- it was an incredible unprecedented experience that I will detail in a later post.
