Maui Oceanfront Property | Things to Consider

When buying Maui oceanfront property, there is a lot to consider. Do you want a condo or a home? What are the vacation rental restrictions? Do you prefer property that is beachfront or rockfront?

On the Beach or on the Rocks?

Plenty of properties here on Maui are waterfront, but there are different kinds. You will want to consider Rockfront vs Beachfront, and which is right for you. With some properties, you can walk out of your backyard onto the beach. With others, you’re on a cliff or on rocks. It’s important to know the difference and how it affects you.

Waking up and walking out onto the beach is a common fantasy for home buyers all over the world. But keep in mind that here on Maui, all beaches are public. So, that means that if you’re on a beach, anybody can be on the beach in front of or behind your house. With rockfront, only some of that is public and some of it is private. Still, you might have the occasional fisherman walk on the rocks.

Privacy

It is important to know what kind of exposure you have. People that are looking for privacy very often want to lean towards rock front or cliff side properties, because it gives them more of a sense of privacy. High-profile people who don’t want people in their backyard being able to look in, it’s important for them to have that privacy.

On the other hand, some folks say, “I just want to be able to walk out my backyard and be right on the beach and right in the water!”

So, there’s not really a right answer as to what’s better or what’s more valuable. It’s truly what’s more valuable and what’s more important to you and your lifestyle when you’re searching for your oceanfront property here on Maui.

What’s Important to You?

I think it’s important to do some soul searching and get clear on your wants and needs. Plus, you may be able to get the best of both worlds. Sometimes, there are rock front properties that are just a few steps away from the beach. Sometimes, there’s beachfront properties that are tucked away in quiet beaches. Each property is going to be unique with its pros and cons. The key part of this is working with an agent that understands the different areas, the different locations, and the dynamics of what is important to your lifestyle and what makes a difference for you.

Shoreline Restrictions

Today in our community on oceanfront property, there are restrictions in place to preserve the shoreline. These rules have been changing over the last twenty years and becoming more restrictive with what you can do as far as remodeling. It is really important to have an agent that has an understanding of what you can and cannot do in the future for your home.
