Maui Meadows Sales Statistics and Homes For Sale

Is Maui Meadows becoming the hipper Wailea…or maybe people are tired of the association and fees? Whatever the reason, sales of million dollar plus homes have increased dramatically. First, consider what is currently in escrow. There are 3 listings in escrow priced at $1,495,000, $2,588,000, and $2,688,000. Not bad for being located in an “eclectic” area as some say.

Sales have included:

  • 1/11: $1,125,000
  • 4/11: $2,350,000
  • 6/11: $1,383,250
  • 8/11: $1,525,000
  • 8/11: $1,283,000

Upon closing of the above pending escrows, the average sales price in the neighborhood will increase substantially. There are currently upwards of 15 listings in the $1 million plus price range. I’m mentioning a few here.

1. 737 Mililani Place (MLS# 348752), listed at $1,013,250, has 3 bedrooms and 2 bathrooms in 2,816 square feet. Hawaii Life gives this property a value score of 100, meaning it is an excellent value.

2. 3200 Akala Drive (MLS# 349972), listed at $1,895,000, has 5 bedrooms and 4 bathrooms in 2,435 square feet. It also has an ohana, lush landscaping, and a pool. We give it a value score of 81, meaning that it may be priced a little high.

3. 3279 Keha Drive (MLS# 341690), listed at $2,849,000, has 4 bedrooms, 4.5 bathrooms, and a 1/1 ohana. It has amazing views from this newly constructed pole house with a pool. We give it a value score of 90. Not bad, it may be a tad too high in price.

The common denominator in these listings is luxury without the fuss or pretense. I’d like to clarify one thing though, Maui Meadows is not a community only of million dollar homes. Prices has been as low as $500,000. For me, as a homeowner in the area, it reinforces the fact that some neighborhoods are very desirable and when your high-end homes are selling in a neighborhood of mixed values, it is a pretty stable place to live in.
