Maui Meadows 2nd Quarter Sales Stats – Impressive Activity For Upper End Homes

Maui Meadows has had a couple of quarters of unimpressive sales stats. This quarter has knocked it out of the park. Not sure why there was so much activity, but what was really impressive were the numbers of sales and pending listings over $1 mil. 

Upper End Homes Prove to be an Active Price Range

As inventory of homes in Wailea decrease, we see people flock to the higher end homes of Maui Meadows. Why, you ask? Because Maui Meadows is basically just across the street, it offers:

  • better views
  • homes that are less pricey
  • no pesky HOA and Community dues and requirements

For the sales period April 1, 2013 through June 30, 2013, there were 11 closed transactions. The closings ranged in price from a low of $575,000 for a 2 bedroom, 1 bath 700 square foot cottage to $1,975,000 for a 4 bedroom, 3.5 bath 3,440 square foot executive home. The most interesting fact is that 7 listings sold over $1 mil and 4 listings sold under.

Currently in escrow (which includes up to August 1), there are 9 properties. 4 properties are listed over $1 mil and 5 under $1 mil. So, we see the trend of upper end homes being an active price range.

Active Maui Meadows Listings

The number of active listings are down. We’d normally have 15-20 at any given time. We currently have 13 with prices ranging from $899,000 to a high end of $3.8 million. Median price range has increase by a lot at this point. Hope we are not back to 2005 prices. See all active Maui Meadows listings.

#1. 3254 Akala Drive

3254 Akala Drive is the least expensive listing in the area. It’s a small 2 bedroom, 1 bath home of 864 square feet plus an additional 520 square foot studio ohana. The property is listed at $899,000 and has been on the market for 75 days.

#2. 750 Mililani Place

750 Mililani Place is a mid range listing. Clocking in at 2,322 square feet with 4 bedrooms, 3.5 baths and a 1 bedroom, 1 bath ohana at 706 square feet, this listing has been on the market for 9 days and is listed at $1,495,000.

#3. 649 Kumulani Drive

649 Kumulani Drive is at the upper end, though not the highest priced (I featured that listing in my 1st quarter 2013 sales stats). The house has 4 bedrooms, 3.50 baths with 3,340 square feet and a 2 bedroom, 1 bath 700 square foot ohana. The current list price is $2,399,000.
