Kahana Ridge Maui Market Update

Kahana Ridge, located in Kahana, Maui on Maui’s pristine upper northwest shore, is one of my favorite subdivisions—so much so, that I hope to be purchasing a home there as soon as I possibly can.

What do I like about it so much?

  1. The whole package—This is a very popular neighborhood due to its walking distance proximity to gorgeous beaches, fantastic ocean and outer-island views (most homes), dramatic sunsets, newer construction, convenient location, and strong overall consistency throughout the neighborhood.
  2. Affordability—Prices in Kahana Ridge have dropped roughly about 40% from their peak values in 2006/07 and now is the time to get into this great neighborhood.
  3. Kahana—I really like Kahana as it somewhat reminds me of where I grew up in Haiku, in that the area gets nice trade winds and thus is relatively cool for the west side. It does get some rain, so plants and trees are green, but it doesn’t rain too much. Kahana is out of the hustle and bustle zone that is Lahaina town, but is not far from everything you need.

11 Palm Place (MLS# 346157) is a short sale property listed at $629,000 and is the lowest priced listing in Kahana Ridge. The reverse floor plan accentuates the great ocean views from both levels of the home, great landscaping in place, solar hot water heating, and bamboo flooring are some of the best features.

208 Kahana Ridge Drive (MLS# 347822), listed at $679,000, is not a short sale or REO, but is priced to sell. I really like the location of this home as it borders a lush gulch to the north of the subdivision which it enhanced privacy and very unique ocean, mountain, and open space views. 20 Plumeria Place (MLS# 347737), listed at $689,000, is also priced to sell, but is not a short sale or REO. I like the fact that this home sits at the end of a cul-de-sac with nice elevation affording it great views of Molokai (pictured above); I also like the lower lanai area and the general architecture of this house. 189 Kahana Ridge Drive (MLS# 347625), listed at $749,000, is a larger home and is finished to a higher quality level than many in Kahana Ridge. This short sale property sits at the top row of Kahana Ridge affording it exceptional ocean and mountain views.

There have been 4 homes that have sold in Kahana Ridge so far this year, here are all of the closings. You will note that two of the homes was a REO/foreclosed/bank owned homes, and one sold for over full asking price and the other two were short sales. There is currently one pending sale in Kahana Ridge which is also a short sale. There is no question that this home needs some work, but it is a larger home with a decent view—a great buy at the right price. It will be interesting to see what it closes at.
