Maui Hosts the PGA Tour Opener in Kapalua

This past week, the eyes of the golfing world and many others who just enjoy the beautiful scenery that Maui possesses have been on the Hyundai Tournament of Champions held at the Plantation Course in Kapalua, Maui.

New for 2011, the tournament was FREE admission, FREE parking, and FREE week-long activities for the whole family. Congratulations to all the participants including the winner, Jonathan Byrd, who won in a thrilling playoff.

I myself just started playing golf this past year, and I have played many of the courses here on Maui, but have yet to play one of the most challenging courses here on Maui that is Kapalua. So, although I cannot provide expert advice about playing golf in Kapalua, I can certainly do my best to educate you all about some fantastic real estate deals that we are currently seeing in Kapalua.

Kapalua is absolutely gorgeous and thus has historically been one of the most expensive areas for real estate in all of Maui; it still is and probably will always be that way. What has changed is that we are seeing some extremely motivated sellers selling their property up to 60% off what they purchased the properties for at the peak of our market. Furthermore, we are also starting to see some bank owned/REO inventory creep into the Kapalua market.

(MLS# 345847) is a Kapalua condo for sale that is also a Bank of America REO, which has undergone an immaculate remodel and has a fantastic view. This property sold for $848,750 in 2005, and is now being offered for more than $200K less than that.

There are currently 19 active Kapalua homes for sale on the market right now. They range in price from $2.2 million (a large home with somewhat of a view) to $12.9 million (a ridiculously large home on 2.5 acres). Here are some of my top picks:

(MLS# 343555) was originally listed at $4,395,000 and is now a short sale listed at $2,895,000, what a screaming deal! Make an offer, anyone?

My big money pick is (MLS# 346355). This immaculately constructed home and cottage on 2 acres in Plantation Estates is brand new, and just amazing. This is a relatively new listing on the market and really, who wouldn’t want to live here?

I love Maui’s upper west side, so much so that I am packing my bags and moving there at the end of the month. This area is vastly different from the rest of the island in terms of the scenery, the people who reside there, and overall it just feels like another island. I am greatly looking forward to experiencing something new as I have lived on the other side of the island in Haiku for the majority of my life.
