I was talking with a client the other day about listing their vacant lot in Wailea at the Wailea Golf Vistas. It’s located at the 17th hole at the Wailea Blue Golf Course. In doing my market research, I came across a listing that piqued my interest and caused me to write this blog.
I was shocked at the hefty price tag of $13 million for less than 1 acre, however, I must admit that vacant land in Wailea (on the beach) is hard to come by. I gave it the benefit of the doubt and moved on to discover through more research that there are currently only 6 beachfront parcels available on Maui. When I say beachfront, I mean that you roll out of bed and you are at a sandy beach. There are other parcels that are very close to the water but that is for another blog. Here’s the location breakdown: 3 in Kihei, 1 in Lahaina, 1 in Kaanapali, and 1 in Wailea.

1) 1210 Uluniu, Kihei
(MLS# 339847) 1210 Uluniu is the smallest lot at 6495 square feet. It’s located in central Kihei and is flat and usable. The list price is $2,495,000 and has been on the market for 272 days.
2) 439 Front Street, Lahaina
(MLS# 334268) 439 Front Street is 11,158 square feet with 73 linear feet of beach frontage. It is located in Lahaina along world famous Front Street. The property has been on the market for 621 days as is listed at $3,141,592.
Prices go up a lot from here.
3) 85 N. Kihei Road, Maalaea
(MLS# 336484) Â 85 N. Kihei Road is located at the top of Sugar Beach. The lot is a whopping 39,204 square feet and zoned business resort. It has been on the market for 499 days and is listed at $7,999,000.
4) 30 Kai Ala Place, Kaanapali
(MLS# 343967) 30 Kai Ala Place is located directly on Kaanapali Beach and has beach frontage of 100 feet. It’s new to the market at 11 days and is a generous size at 38,246 square feet. The list price is $8,450,000.
5) 101 N. Kihei Road, Kihei
(MLS# 336486) 101 N. Kihei Road. This is the largest parcel at just over 1 acre or 47,045 square feet. It is located in Kihei at Sugar Beach and zoned as residential. The lot could be split into smaller parcels. It has been on the market for 499 days and is listed at $10,950,000.
6) 3190 S. Kihei Road, Wailea
(MLS# 344045) 3190 S. Kihei Road. The granddaddy of them all is located on world famous Keawakapu Beach in Wailea. It measures approximately 31,123 square feet with 133 linear feet of beach frontage. It has just been listed for 5 days at a list price of $13,000,000.
