Many Oahu VA Buyers/Sellers Left Shut Out

Real estate is a business in which you can learn something new almost daily. This is not a craft that is black and white with a simple, defined path.

The islands’ second largest industry behind tourism in Hawaii is the military. This also means that there are lots of VA buyers and sellers coming and going from Hawaii constantly. To that point, there are also lots of so-called VA specialized agents, lenders, and others that jump in and want to service that segment. This does not always mean that the masses are best suited to help this unique buyer and seller pool. Many times at open houses or broker’s open, I have the privileges of talking with some of the clients. What I hear is absolutely amazing; most of which revolves around a buyer or seller not being happy with their representation. They either keep getting offers rejected or the lender is not really understanding the process.

A military buyer is unique.

The way an offer is presented or written is drastically different from a conventional or cash buyer. In a very competitive marketplace, the agent must really know all the ins and outs of how to get things done. The simple truth is that many say they are military specialized, but for the most part they do not have a clue.

As an agent with the Hawaii Life MST (Military Specialized Team) we go way above and beyond the basic MRP certification. I partner up with some amazing local lenders and escrow agents that absolutely specialize and understand a military client’s needs. There are also so many things that an agent can do to help strengthen the offer or negotiation as long as you have the tools in the toolbox, so to say.

As real estate agents, we have a fiduciary obligation to best represent our clients; we need to understand the all the ins and outs to best serve our clients. The bottom line is that in certain Oahu markets, the VA buyer or seller is predominant.

I have had the honor and privilege of working with many VA buyers and military sellers. This is everyone from the first time homeowner buying a townhouse to the rear admiral buying an oceanfront property. Many VA buyers are stationed globally and not all have the ability to spend time on the island driving around. This is a tremendous responsibility as many of my clients have bought homes sight unseen. It is important to help them navigate the process so that it is as painless and as exciting as possible. The sacrifices they make as a member of the armed force is tremendous, and I take the responsibility of representing them very personally.
