Opportunity Awaits at Luala’i Subdivision in Kamuela at Parker Ranch

Hawaii’s Big Island Luala’i Subdivision in scenic Waimea comprises 3 phases in the planned community – the first two phases having been completed and the third phase not yet developed. There are approximately a few hundred homes completed or planned to be, with an approximate 1,500 to 2,000 sq.ft., each mostly with 2.5 baths.

Currently, there are 5 active listings for sale ranging from $567,000 to $640,000; and so far this year, 5 listings have sold within the range of $439,000 to $599,000, thereby suggesting that prices are currently rising while inventory remains fairly low. The five sold homes did so within less than 60 days with three of them being sold in less than 30 days of listing. All of them sold at 95% or better of the original listing price.

Laula’i – Centered in Scenic Kamuela at Parker Ranch

This planned community connects to a public sewer system with moderate annual HOA fees and unseen underground utilities. Many homes have views of Mauna Kea and the entire community is situated largely in the center of Kamuela town, thereby putting both of the major shopping centers and grocery stores within walking distance.

With an elevation approaching 3,000 feet, Kamuela town has a year round climate of temperatures that average between 60 and 80 degrees most times. The area is especially green with stunning pastures, grazing cattle, sheep, and horses. It’s also just a short drive to warm, sunny beaches and world-class resorts.
