Low Maintenance Fees
The maintenance fees at Napili Villas cover all common area expenses (water, trash pick up, landscaping, salaries for maintenance crew, electricity for the common area, etc), maintenance of the exterior of the buildings, insurance for the buildings and contribution to reserves. The reserves are to be used for major capital improvements like roofs, common plumbing or electrical systems, roads, etc.
The low maintenance fees at Napili Villas (mid $300 for 2bd units) are due to several factors:
- Well managed development. Quam Properties Hawaii does a terrific job as a site manager, it is very responsive and diligent.
- Financially sound. The Board of Directors is the body that plans and implements the yearly budget and the capital improvements.
- Distance from the ocean. Although one can access the ocean in just a few minutes, Napili Villas is far enough as to not have a high insurance cost for the buildings.
- Limited number of amenities.
- Napili Villas does not have high cost amenities like elevators, gates or pools. Napili Villas has an area that works as French drain during heavy rains and it is used as a park otherwise. Landscaping is rather minimal and the Japanese orchid trees that line every street in the development, look beautiful when they bloom in late spring.
In addition to the monthly maintenance fees, owners of Napili Villas must pay for electricity, cable/internet, and property tax.
