Lori Decker staged and listed this vacant Kauai home, connected the buyers and the seller, and facilitated the 2021 $1.834 million transaction.

Once the interior and exterior of her client’s home is staged, Lori hires a professional photographer, launches the listing on the Kauai MLS, gives it a boost with Hawaii Life’s Just Listed marketing techniques, and personally hosts Open House sessions until the seller client is under contract to sell, and an escrow account is opened. Lori then smoothly guides the real estate transaction through the home inspection process to the closing of escrow, and to the physical transfer of the home’s ownership.

Lori staged Poipu Crater #15 with her works of art and accessories, hired a Kauai professional photographer, launched the listing on the MLS and gave it a boost with Hawaii Life’s Just Listed marketing within two weeks of her first listing discussion with her client.

After a three-day window of Open House sessions between vacation rental guest reservations, the seller received over 10 offers from sight-unseen buyers. Lori assisted her client with the contract negotiations and the property sold for $1,025,000, $226,000 and 28% over the list price in April 2022.

The buyer purchased Poipu Crater #15 without viewing the property, relying on the listing photos and her real estate agent’s video. The transaction was smooth through the escrow and inspection process. The buyer was pleased to own a piece of paradise and looked forward to purchasing local works of art to suit. The buyer is now offering the Poipu Kauai townhome as a vacation rental home managed by Hawaii Life Vacations.

The recommended exterior color change to a muted white gave the 30-year-old Poipu Kauai home a fresh clean look

Lori’s seller client trusted her with choosing the exterior home color and they worked together to prepare the home and property for  the professional photography session, Hawaii Life Just Listed marketing, and the MLS listing.

After reviewing the Comparative Market Analysis Lori prepared for her, the seller asked Lori to list her Kiahuna Golf Village 5 bed 5 bath fully furnished home with heated swimming pool, located in the Poipu Visitor Destination Area of Kauai, for $3.3 million.

Lori met a couple visiting Kauai from Arizona during her first Post-Covid 19 Open House weekend in late February.  Once that couple expressed their interest in purchasing the home, Lori prepared a Comparative Market Analysis for her buyer client’s review.
By the end of that week Lori had facilitated negotiations between the buyers and the seller, prepared the purchase contract for signing, and once signed, an escrow account was opened for the seller and one for the buyers with the local Kauai office of Hawaii-owned escrow company.
Lori personally arranged and oversaw the home inspections for her buyer clients, worked with her seller client to retain licensed tradesmen to complete the buyer-requested repairs, and guided the transaction to closing and the physical transfer of ownership. The buyers are now offering their furnished home as a vacation rental home managed by Hawaii Life Vacations.
