In addition to the reasonable price tag, the Kuleana condos are some of the absolute best buys in all of West Maui due to their location! Besides being located on the most beautiful island in Hawaii (Maui No Ka Oi – “is the best!”) it is ALSO on the west side of Maui…and I personally believe that to be the best side of the best island!
I have lived in many condos all over the island of Maui from Makena/Kihei (south side) to Upcountry, to the tip of the west side near Napili and Kapalua! And believe me, it is ALL wonderful, but there is just something about the exact spot where Kuleana is located…it’s like something you only find out about when you go there – like a secret honey hole!
Things to Keep in Mind When You Buy a Kuleana Condo
The Kuleana Condominium is located in Kahana (which is between Napili and Kaanapali) and is close to shopping (but not too close). Kuleana also has its own beautiful, private beach (and also has the most fantastic views, as you can probably imagine) with calm, clear, deep blue water perfect for snorkeling (with many turtles and fish)!
Did you know that some beaches on the west side are murky, full of seaweed, or subject to runoff from streams? And these conditions can change throughout the year! This area of Maui is awesome…year round! By the way, when I say private, I just mean that it’s difficult for the public to get to and it basically just sits right in front of just this condo complex (it does share just one edge with Polynesian Shores).
Otherwise, the other little – but huge – detail is that, unlike other beaches (just to the south!), this one does not do a “disappearing act” in the winter. If you have spent an entire year on Maui before, then you will know that some Maui beaches totally disappear in the winter or summer based on the direction of the swells and various rising water levels.
This is key to know when you buy your “beachfront” condo or home on Maui. Last thing you want is to come back in the winter to a wet, no sand shoreline (then you can’t take the romantic stroll with your wife or husband with a glass of wine and/or a cold beer)!
The other big thing to keep in mind when looking at Kuleana condos and comparing prices is the view. Some of the condo units have JUST pool views, or lower garden views, or partially obstructed views of the ocean (like you are looking at another building or a garage).
I recommend you ‘go for’ the totally unobstructed, steps-to-the-ocean view. Not only is it what you probably want, but so will your future vacation renters…meaning you will probably have higher occupancy rates and will be able to charge more than the competing “not so good view” units.
The best thing to do is come and take a look for yourself, or I would be happy to scout it out ahead of time for you! But as a general rule of thumb, you will be impressed with what you can buy today for under $600K in the West side at Kuleana Condo Maui real estate market.
