There are two resale condos for sale in the Kulalani at Mauna Lani development. The last two developer units are finally under contract after slow sales over the past 3 years, giving birth to the resale market!
There is a “C” plan, 2 bedroom, 2 bathroom town home (MLS# 244080) with garage just inside the gate with garden and sunset views just yesterday released priced at only $385,500!! This is a great value purchase considering the last developer sale just closed for the same floor plan at $465,000.
Although it was on the golf course, appraisers are not giving location within a project the adjustments they have in the past years with the market being so tight. This one will not last the week…if you are interested, please call me a.s.a.p.!
The second resale listing is the larger interior 2 bedroom, 2.5 bathroom I recently wrote about. However, the seller has recently experienced a failed sale and the price was just reduced to $599,000 (MLS# 242899). I hear a bit more motivation, but again, with the number of upgrades this will eventually become a bargain as we are seeing inventory steadily declining.
With the Fairways at Mauna Lani inventory down to a low of just 7 condos for sale priced from $429,000—$799,000 (!!) and 5 pending sales, it seems the savvy buyer would be more interested in the Kulalani town homes with their wonderful rec/workout center and social Hale with built-in kitchen. It is twice the size, twice the pools, and twice as nice!

And did you see that one of the developer units also just fell out of escrow? It would be the same larger 2 bedroom floorplan as the one you mention for $599,000, but offered unfurnished at $539,000. What will they really take? I sold the same unit one building over and we know the number begins with a “4”…

Good question Catherine; The HOA dues at Kulalani are actually less than those of the Fairways; by $125 less per month on the smaller floor plan to $155 less monthly on the 3 bedroom plan of same size and layout. With two pools a much larger workout hale, two outdoor spas and that great outdoor kitchen/hale the value purchase in the long run is actually in Kulalani.
Heck that’s a dinner out every month savings!
