Privacy is King at Kuki’o. Presently offering 23 homes and 28 home sites, this is my favorite subdivision. Quality design and construction can be found everywhere you look.

With a solid onsite sales team to work with outside representation for buyers, I cannot ask for more. We saw about ninty million in sales for the past 12 months, done by combined onsite and outside sales representation. This area on the Big Island shows an active market!

There are no short sale approval-resale restrictions found here, as Kuki’o has not seen a short sale. We have seen foreclosures and auctions, but not more than you can count on one hand. For the past 10 months, Realtors have been discussing the topic of the lack of inventory across the state. This trend seems to stabilize the prices in areas like Kuki’o until a foreclosure or auction comes along and that is when you find a DEAL!

This home is a gem!

Kuki’o subdivision has seen great sales volume in the past year. Approximately 90 million in residential cash sales. I am not surprised at this volume because homes here are like no other! Superb design and craftsmanship located in an ideal island paradise! No other place in the world is more beautiful, warm, luxurious, or – there is that word again – ‘private’. Perhaps the world’s most private subdivision!

One Great Kuki’o deal and favorite of mine was located front row, near the beach in Kuki’o. This home (MLS# 243881) sold in January 2012 for $13,750,000 – it was sold $1.2M less than listed price.

My Pick

This is my pick! With 23 homes available now at Kuki’o, it’s a tough choice! I chose this one for the comfortable layout and because it’s close to the beach, and I like that! 

The owners paid $6.6M, so it’s priced to sell. I like the floor plan, which has a large living room, dining room, kitchen, powder room, laundry room, master bedroom, and guest bedroom in the main house, and most importantly, a separate guest cottage with 2 bedrooms and 2 bathrooms!

Good update re: Kukio. The beautiful homes with their personal landscaping and including the superb golf, private club atmosphere,and beach amenties makes one almost forget they are surrounded and built in a lava field. What man and imagination can do! Isn’t Hawaii something? JeanneEB
