Kohala Ranch Residential Market Sees a Steady Rise in Activity

With the Fall season on the horizon, here is an overview of the Real Estate market on the northwest side of the Big Island, and more precisely, the residential Kohala Ranch market. A steady rise in activity is noticeable.

The Kohala Ranch market started the year 2013 with a slow first quarter with only 2 sales, then picked up with 5 sales for the second quarter (from $663,500 to $1,275,000) where buyers mainly focused on homes listed for less than a million. It was an opportunity for them to buy in a highly prized area. The third quarter is getting ready to end and 6 sales were already recorded (from 925,000 to $1,925,000).

On the memorable date of September 11th, two unique residential properties sold; both properties were situated in the Heathers:

  • Only CPR lot in the Ranch (1.80 ac.) sold for $925,000 (MLS# 255098)
  • One of the largest homes listed this year (6 bed/6,287 sq.ft.) sold for $1,925,000 (MLS# 262809)

Based on the sales data, the residential market at the Ranch is now at a 6 months supply of homes for sale. Looking at current homes for sale, there are 11 homes listed at this time. Looking at recent sales, 11 homes sold these past 6 months and one more will likely close this quarter.

During the fourth quarter, buyers will face a selection of homes with a large price range – 8 properties are listed between $1,295,000 and the $2 million mark and 3 properties are listed from $2,800,000 to $4,250,000.
