Kohala Mountain Road Property For Sale

Kohala Mountain Road, running from upcountry Waimea (Kamuela) to Hawi and Kapaʻau on the Big Island of Hawaiʻi, has two scenic view lookouts in its 19-mile length. No wonder I have been asked so often whether there is real estate for sale on Kohala Mountain Road.

Usually, the answer is “no” as most of the property to both sides is owned by large ranches. Amazingly, for the first time in a decade, parcels of land and an estate residence are currently listed for sale.

Newly Created 20-Acre Lots for Sale

The last time a 20-acre lot sold along Kohala Mountain Road was three years ago. The owner stuck a sign along the road and found the perfect buyer willing to pay $875,000 for 20 acres. In another private transaction, a 40-acre parcel just traded for $1,530,000. That makes the $699,500 pricing on the three newly-created 20-acre lots look pretty compelling.

Ranch, horse or sustainable farm acreage? Twenty acres, ocean view, listed for $699,500 (MLS 609265).

Cattle Ranch, Horse Property, Estate Farm, Sustainable Living

What makes these parcels suitable for the cattle currently grazing there, or an equestrian estate for the horse enthusiast, or an organic farm and sustainable living? This stretch of the coast is rural, not served by the county water system. Closer to the ocean, along Highway 270/Akoni Pule Highway, the landscape is dry and barren. However, at this 1600′ to 1800′ elevation, the land turns green and your residence can use catchment water rather than drill a well, which requires electricity to pump.

The buyer of these parcels could get on the grid since the electrical service to Hawi and Kapaau comes along Kohala Mountain Road. But why spend the money to get the most expensive electricity in the country, when this area is perfect for either photovoltaic or wind energy?

Notice how the coastal lands are arid, but at this elevation, rainfall is sufficient to keep vegetation green.

Your coastline and sunset views are protected by the slope of the terrain, by the fact that the neighbors are mainly large ranches and state-owned land, and most the coast itself has been acquired in a series of preservation purchases for the protection of cultural sites and view planes.

Hidden Neighborhood of Rural Estate Homes on Kohala Mountain Road

Visitors traveling along Kohala Mountain Road would be surprised to know that in recent years a number of estate-quality homes have been built, hiding from their view along gravel driveways on the ocean side of the road. One of them was recently listed for $ 9,500,000 (MLS 605460). I wrote more details about this home in a recent blog post about large acreage ocean view estates in Kohala.
