The wait is over — the highly anticipated master-planned community in Central Oahu is here. Welcome to Koa Ridge. Hi Everyone, this is Fawn Bertram with Homes by Fawn and Hawaii Life Real Estate. Today we’re going to visit Koa Ridge; let’s get into it.
Over the next 10 years, Koa Ridge will be building about 3,500 new homes. Koa Ridge is a 576-acre master-planned community that is located in Waipio. You may be wondering where exactly Koa Ridge is? It’s located between Kamehameha Highway and across from Costco in Waipio.
Homes
The homes will consist of Single-Family Homes, Duplexes, Affordable Housing Units, Townhomes, Senior Housing, and Multi-Generational Homes. You may have heard of the developers, Castle and Cooke Hawaii. They are best known for the design of the Mililani and Mililani Mauka neighborhoods featuring 16,000 homes.
The Live, Grow, Thrive theme of Koa Ridge will feature a 7.5-mile pedestrian and bike path that will connect homes to shopping, dining, parks, recreational amenities, healthcare services, and a central elementary school. Koa Ridge residents will have direct access to the Village, which will be an up-and-coming entertainment and eating center.
Held by Lottery Only
The homes at Koa Ridge are held by lottery. Currently, there are two developments at Koa Ridge, Nanea, and Luana. Nanea offers six-floor plans to choose from. They are single-family condominium homes with 3 to 4 bedrooms with options to add a fifth or sixth bedroom. The approximate square feet of living space is 1,329 to 2,228.
The current Master Association fee for Koa Ridge is $67 per month, and that includes the community center, common areas, front yards of Luana, etc. At Nanea, there is no landscaping or fence in the front or backyard areas. This is for you to do on your own. The Nanea maintenance fee is $50 per month, and that includes the internet connection from Hawaiiantel Communications and the common areas.
Nanea
There will be a total of 9 phases for Nanea. Phases 1 through 4 have already been released, and the phase 9 release is happening now. The upcoming phases 5,6, 7, and 8 are yet to be released.
The home prices for phase 9 of Nanea start at $920k to $1,011,500 fee simple. There will be a total of 5 homes released.
Luana
Luana at Koa Ridge will feature 76 duplex-style homes. The developer is calling these homes “paired condominium homes” that range in size from 1,110 to 1,396 square feet of living space.
Prices started in the mid $700k fee simple. These homes have 3 to 4 bedrooms that include a covered entry and lanai, 9-foot ceilings, open concept living areas with split-system AC and more.
Malina
The next development coming soon to Koa Ridge is Malina. This is a highly anticipated development that will be affordable townhomes. These homes will have income requirements that will be at the 120% median income per the city and county guidelines.
We’ve been told the home’s prices will start in the low $400k, fee simple. The townhomes will be 1 to 3 bedrooms with approximately 501 to 1,092 square feet of living space. We should expect a release of these townhomes after Luana’s lottery.
Close to Everything
Down the street from Nanea and Luana, there is a McDonalds, Shell Gas Station, Wendys, Jack in the Box, Hele Gas Station, Outback Steakhouse, Taco Bell, Foodland, Big City Diner, and shops and restaurants. There is also the Patsy T. Mink Oahu Regional Park that has a tennis and aquatic center, baseball and soccer fields, archery range, and more.
