Ko Olina Real Estate Market – Has it Hit Bottom?

In recent years, we’ve watched as Ko Olina real estate prices have come down, which has been tough for most sellers.

Ko Olina Kai Golf Estates (MLS# 1007270), $525,000, originally sold for $750,000 in 2006

Currently, we’ve noticed a trend as a lot of buyers have been inquiring on Ko Olina through our website. Much of the existing inventory is now being depleted, and we’ve seen many cases where there’s been multiple offers over asking price. As of today, all three listings ($725,000 to $749,000) at Coconut Plantation have accepted offers on them.

Here are some other driving forces behind the accelerated current demand, coupled with shrinking inventory:

  • Ko Olina Station is now open, offering a gourmet deli/market, new restaurants, and retail shopping
  • Anticipation of the new Disney’s Aulani Resort in the fall of 2011
  • The Beach Villas at Ko Olina developer units are sold out
  • Big Box retail outlets just a few minutes away in Kapolei

The Black Pearl, on location at Ko Olina Marina, for the latest Pirates of the Caribbean movie

Beach Villas at Ko Olina O-306, (MLS# 1010968), is just one of 6 resales on the market in the project
