Kauai September Sales Report

Residential home sales continue to climb on the Island of Kauai. This October there were 7 more homes sold than last October for a total of 43 homes sold. Year to date, Kauai home sales have increased by a whopping 14% for a total of 411 homes sold over last years, year to date total of 360. The median home price continues to climb as well with an increase of 5.36%. During September of this year the median home price for a home was $580,000 and last year the median was $550,500.   The average days on the market for a home on Kauai is currently 109 days or just over 3.5 months.

Each district on Kauai has it’s own market. For a breakdown of current year to date residential median sales prices by district please see below:

Waimea: $301,020.
Koloa: $647,500.
Lihue: $500,000
Kawaihau: $527,250
Hanalei:$1,175,000.

Condominium sales on Kauai have been relatively flat. 28 condos were sold this September which is the same amount of sales as last year for the same time period. Year to date on Kauai there have been 3 less condo sales compared to last year ,for a total of 269 condos sold. Although the number of sales has remained relatively flat the median condo sales price has continued to climb. The average sales price for a condo sold on Kauai this September was $452,500. An increase of 11% over the year before. The average days on the market for a condominium on Kauai is currently 116 days or just under 4 months.

Waimea: 0 ~ There are hardly any condominiums in Waimea
Koloa: $565,000.
Lihue: $235,000.
Kawaihau: $384,950.
Hanalei: $599,500.

Vacant Land Sales on Kauai were down in September by 1 sale as compared to last September for a total of 9 land parcels sold.  Year to date we are up by 4 land sales for a total of 109 land sales and an increase of 3.81%.  The median sales price for a parcel of land on Kauai for the month of September is currently $400,000, an increase of 55.64%.  Year to date the current median sales price for a parcel of land on Kauai is $400,00 an increase of 14.29% for the same time period last year. The average days on the market for a vacant land parcel on Kauai is currently 149 days or just under 5 months.

Waimea: $150,000.
Koloa: $405,000.
Lihue: $320,000.
Kawaihau: $$323,000.
Hanalei: $875,000 ~ an whopping increase of 57% for the same time period last year
