Today I checked out two very different properties in the central beach area of Kailua, Kalama Tract.

First, I saw 60 N. Kainalu Dr., a 6 bed, 6 bath home divided into 4 units, about two blocks from the beach. The list price is $1,998,000.

I’d estimate the possible rental income from this home, between all four units, to be upwards of $8,000 per month. For a buyer with significant cash down payment, or who would like to live in one unit and rent the rest, this home is ideal.

  • Lower Main House – 3 bedrooms, 1 bathroom, wet bar (not a full kitchen), living area, and lanai

Next, I visited 130 Mookua St. #A, the home everyone has in mind when buying in Kailua. It’s a 4 bed, 2 bath newly renovated single family home with a large yard, close to the beach. Listed for $1,550,000, this home is well priced for its location and condition. The home is just four houses off of N. Kalaheo, close to the beach access on Kalaka Pl.

The home sits on a flag lot, which in many communities would be a detraction, but not in this part of Kailua. Here, a flag lot means more privacy and less foot and car traffic.
