Construction started last year on 22 acres of Lahaina property owned by The Harry & Jeanette Weinberg Foundation in conjunction with Developer Stanford Carr is Kahoma Village: a 203 single and multi-family unit residential neighborhood planned for construction in West Maui, just South of the Cannery Mall, in between Honoapiilani Hwy and Front Street in the heart of Lahaina.
Kahoma Village Conceptual Site Plan
Kahoma Village will include 69 Cluster Single-Family units called “Courtyards”, 32 Alley Loaded Single-Family units called “Carriageways” and 102 Multi-Family units which will be the workforce/affordable “Villas”. Additionally, Kahoma Village will have sustainable “green design” features, 1.75 acres of parks and all within minutes of walking distance to the beach, grocery store, or Lahaina Town.
Kahoma Village Residential Park
How Big and How Many Bedrooms?
Single-Family Clusters – will range in size from 1,165 sq. ft. 3 bed/2 bath, to 1,670 sq. ft. 4 bed/2.5 bath models.
Single-Family Alley Loaded Models – from 1,667 sq. ft. 3 bed/2 bath, to 2,329 sq. ft. 4 bed/3 bath. Both of these will also include an additional 400 sq ft garage.
Multi-Family Affordable Units – have 3 models ranging from a 1,042 sq. ft., 2 bed/2.5 bath to a 1,287 sq. ft. 3 bed/2.5 bath.
Kahoma Village Single-Family Units
How Do I Qualify for an Affordable Multi-Family Unit at Kahoma Village?
As per my conversation with the sales office last week, this project is following the state statue 201H workforce housing requirements. This generally means that candidates at or below 140% of the Maui County average income will qualify. This number varies based on the number of people in the household. For complete details and information, see the Hawaii Housing Finance & Development Corporation website. Pricing for affordable starts at $312,400 and goes up to $571,000. There will be 6-plex condos and also about 20 free standing homes (floor plan 2 on the map). Currently, the affordable housing section is closed.
The Kahoma Village Lottery for affordable/workforce homes will be held this Friday, January 26th at 10:30 am on site for only those who have submitted a workforce packet.
Kahoma Village Multi-Family Units
What Will the Market Value Homes Be Priced At?
Pricing for the market value homes for Phase I starts at $524,000 for the floor plan 1 — one level. These are totally sold out. Homes go up to $781,000 for the 4-bedroom homes with the private driveways and garages (Carriage Ways). I have attached pricing if you want to list other homes in Phase I. Please note these are all sold out, but we expect Phase II to have similar pricing.
The waiting list for the second phase of Market Value homes is open now — we would encourage you to contact us immediately if you want to get on the list. A $5,000 refundable deposit to escrow is required. We can help!
Kahoma Village – January 2018 – first phase corner of Front Street and Kenui.

Hi Jeff. Great blog.I’ve been wondering what going to happen with that big vacant area in Lahaina. I’d like to get on the list for the single families. Can you help with any information on that.

Hi Pete: thanks for your comments, I appreciate.. I can help and will definitely keep you posted. I’m currently waiting back for some specifics for how they are going to handle the initial sales offering…There has been rumors and speculation to… if there is going to be a waiting list, lottery or a priority list? Is it going to be an order of “first time buyers, owner occupants” versus “second home or investor” buyers?
I’ll make sure that your alerted when I post a new article or have updated info. Not sure if you’ve seen the most recent but this published about 3 weeks ago…Thanks again! Aloha

Aloha Jeff,
Will all homes and condos fall under the affordable housing, or will there be a few for second homes owners and/or investors that may exceed the housing income levels?
Appreciate your help,

Hi Marcy: thx for the comment. As I understand it, the answer is no. Only the multi-family units will fall in the “affordable” category. The first link below is to the project site: see the units shaded in light yellow, center of image to upper right side…situated mostly around the park area. The second link is to a rendering of what the affordable multi-units will look like. The last link is to my Kahoma Fall update. I will have more information in the weeks to come. Feel free to email me at jeffonderko@hawaiilife.com should you have any questions in the meantime. – Aloha

Hi Joan: Thanks for your comment..I appreciate the opportunity and happy to help.
So you know the facts…no list is being kept right now. The project has been in a holding pattern in regards to new information or any pre-construction pricing/timeline as they go through the county permit process…however I am in contact with them regularly and last report was that they should have something for me to share most likely by April. I’ll make sure and add you to my info list and keep you posted as it happens. – Aloha, Jeff

We live in a project called Kulalani at Mauna Lani, on the Big Island. This project was begun by Stanford Carr over 10 years ago. Mr. Carr has failed to finish it. His lender, Prospect Japan LLC, foreclosed on Stanford Carr and has assumed ownership of the uncompleted project.
Mr. Carr’s website shows the project as “completed”. This is a complete lie. https://www.stanfordcarr.com/projects/#hawaii-island
Additionally Mr. Carr and his companies have been sued in Hawai’i Circuit Court by the homeowner’s association and others for fraud, construction defects, and missing association assets. Case 3CC18100215K. Additionally Stanford Carr has been defendant in criminal cases in Hawai’i. Case 1DCC-18-0006420, 1PC910002711 , 2PC000006403 going back 30 years.
Steer clear of Stanford Carr and all of his businesses…
