Kaanapali Homes For Sale – Kaanapali Hillside

Ka’anapali Hillside in Ka’anapali, Maui is one of the nicest communities of West Maui and one of the few residential communities in this area. When considering home ownership in West Maui in the $700,000-$2,000,000 range, I would highly recommend taking a look at the opportunities available in this fine subdivision. There is a nice consistency throughout the subdivision, many of the views are amazing, the association fees are reasonable, and the location is one of the best on the entire island.

Sitting on the slopes of Mauna Kahalawai (the house or place of water) overlooking the beautiful pacific ocean and world renowned Ka’anapali resort is Ka’anapali Hillside. This subdivision is not gated, but there are some extremely nice homes in this area.

The Ohbayashi Hawaii Corporation successfully sold this community of quarter acre fee simple home sites in the 1980s. Phase I consisted of 24 home sites, Phase II-A consists of 40 sites, and Phase II-B consist of 67 sites. The vast majority of the subdivision is built out, but there are still some vacant lots for sale in the subdivision.

This is a recent aerial photograph of the Kaanapali Hillside Park from my proprietary collection. In this photo, you can get a feel for the ocean views and that of Lanai (island on the left) and Molokai (on the right). There is also a nice community park for homeowners to use. There are covenants for the neighborhood and association dues are $330 paid on a quarterly basis.

Recent shot of Kaanapali Beach, Maui, Hawaii by Angelina Hills

Kaanapali Beach (2 minutes from Kaanapali Hillside) has been voted the #1 beach in the world by a plethora of publications throughout the years. Kaanapali Hillside is also 2 minute drive to the world famous Kaanapali Golf Courses.

For those of you who have, or are experiencing some of the most unfavorable record-breaking winter weather this year, I’d kindly like to give you a weather update from Maui. Read how, Maui is basking in sunshine this winter.

Many of the homes in Kaanapali Hillside have in-ground pools as the climate in this area is absolutely perfect, arguably the best year-round weather in all of Maui. The majority of these Kaanapali homes are either Mediterranean-style or tropical homes with somewhat of a Pacific Rim design.

The average size home for Kaanapali Hillside is about 3,000 sq. ft. of interior living area, 2 car garage, and many have covered lanai or deck areas used for outdoor dining or entertaining.

One of the things that I like most about Kaanapali Hillside is the contrast between the ocean and outer island views to that of the verdant slopes of Mauna Kahalawai, or better known as the West Maui Mountains. You can also see the agricultural land above the subdivision that was once used for the propagation of the Maui Gold Pineapples which are some of the best in the world.

Here is a gallery of all the Kaanapali Hillside homes for sale on the market right now.

4 of the 6 pending sales, or 66% in Kaanapali Hilliside are either bank owned homes or short sales. This demonstrates the Kaanapali Hillside market is paralleling the Maui market as a whole in that majority of the sales are “distressed” type properties.

There have been 17 closings in Ka’anapali Hillside since the beginning of 2009. They range from a short sale that just recently closed at $700,000 to a very large home with a detached cottage that closed in mid 2009 for $1,500,000. Five of the seventeen closings, or about 30%, were either short sales or bank owned homes.

I just recently represented the proud new owner of this home located at 20 Puu Huna St. in Kaanapali Hillside. This home was originally listed at $1,295,000 and eventually closed at $937,500. This was a very nice home built in 2005, about 3,400 sq. ft., ocean views, and some of the most amazing woodwork I have ever seen in a home. This was not a short sale or a bank owned home.

Does this subdivision allow short term rental? Looking for a home that I can rent out to vacationers when I’m not there.

Aloha Cliff,

Thanks for your inquiry. This subdivision is not zoned for short term rentals. In reality, very few residential homes in Maui have this type of zoning. One way around this is to convert the home to a Bed and Breakfast establishment. I will send you a private email so we can continue this conversation.

Cliff,

I tried to email you this response but it did not go through to your email so here is my detailed response.

Aloha Cliff,

Thank you for commenting on two of my blogs today. I did reply to your blogs but I will do it again here. These subdivisions are not zoned for short term rentals. In reality, very few residential homes in Maui have this type of zoning. This is not to say that owners do not operate their homes as short term rentals but the fact of the matter is that this is not legal and the county does go after individuals who are doing this. One way around this is to convert the home to a Bed and Breakfast establishment. Here is some information from the County of Maui about this permit and the application process. http://www.co.maui.hi.us/index.aspx?NID=1206

I have talked with some individuals who have gone through this process and I can share with you that it is not an easy one to complete. The process took upwards of a year to complete and our County can be quite a pain considering the requirements that they put you through to complete this. The other option is to approach an owner of a property who already has received the license to operate a B&B and see if they are interested in selling.

We have many condominium complexes that are zoned for short term rentals many of which are substantial in their bedrooms and baths so they feel like homes. Would you be interested in learning more about some of these opportunities?

How can I be of further assistance to you at this time?

Aloha and have a great afternoon.

Please feel free to contact me at your convenience.

Thanks for the response. I’m not interested in a condo at all, only homes that permit short term rental. Too bad, Kaanapali Hillside would have been a perfect fit because of the price, location, and size of homes. And I’ve heard that dealing with the Maui gov’ment is akin to talking to the wall.

Another question, I see a couple of homes online listed as vacation rentals in this area, but say 30 days or more, so is anything over 30 days allowed?

Aloha Cliff,

You are welcome for the response and I understand that you are not interested in a condo.

A loophole in the process is that you could possibly rent the property out on a month-to-month basis which would allow you an occupancy time frame of about 30 days or so. Can you please direct me to where you saw this advertised.

Does this spark your interest any further?

Are their any plans to cut down the traffic noise on Puukolli Rd. We just bought a place on N Piki Place, and the traffic on Puukolli Rd. is constent and LOUD.

Aloha Michael,

I am sorry you are having a tough time with the traffic noise at your new home. I bet you bought 13 North Piki right? I showed that home to a buyer and he really liked it but decided to go with the one right down the hill that I mentioned at the end of the blog. I don’t know of any modifications that are going to be made on Puukolii that would reduce the noise. One thing I would think the homeowners in KP Hillside would want to do is to pay to re-pave that road again, it definitely needs it and I think that this would help. Everyone has different tolerance levels on noise as my buyer really didn’t mind the noise at all. I hope things work out the best for you Michael.

I am always here to help if I can. Aloha and have a nice day.
