I have always been a long time fan of the Mahana and it’s hard not to be as it impossible to get any closer to the ocean, the views of the ocean, Lanai and Molokai island, year-round sunsets, the beach below, and seasonal whale watching are the very best in my opinion. Mahana #907 is completely remodeled and is a very strong value at its offering price of $899k.

What Makes The Mahana So Special and Unique?

The Mahana, meaning “Twins” in Hawaiian, was constructed in 1975 and has truly developed it into a special place that is defined as much by the incredible warmth of the sense of Ohana and Aloha amongst the owner community as its stunning natural beauty. The Mahana has a very private and serene feeling. The owner demographic is mature and enjoys the serenity and relative privacy of the location rather than say the neighboring Honua Kai, Papakea, and Ka’anapali Shores resorts, which are more oriented towards younger individuals and those with young children. Units at the Mahana are so close to the water that it sometimes feel like you are going to fall in. With current zoning regulations increasing shoreline setbacks on the building — the Mahana is simply irreplaceable. We are not making any more beachfront property here on Maui, and this is as good as it gets.

The Mahana is within a short walk to Dukes Beach House Restaurant and is directly located right across the street from a full service grocery store as well as several other restaurants and small shops.

Mahana #907 is currently being rented out through the front desk rental, Aston Hospitality Management. Owners at the Mahana have the right to use the Aston, rent the property out themselves (see my post on how to earn a part time job in Hawaii with a rental property here), or work with an independent rental company like Hawaii Life Vacations. Through the Aston, the property has been averaging in the low $80k range for gross rental income and Aston’s management split is currently in the low-mid 40% range of gross revenue.

We are currently offering a very similar property to Mahana #907 through our program, Mahana #608 on Hawaii Life Vacations. As of today’s publish date, we have booked roughly $77K through the end of the year. I anticipate that we will likely hit close to $90k for the year. The owners have booked the property several times this year (including a few peak holiday days during Christmas) which of course does reduce the overall gross income. We are offering a full service program at 25% of gross revenue.

Financially Sound Condominium Complex, the Mahana at Kaanapali is in Solid Physical Condition

The board at the Mahana prides itself on responsibly operating and running the complex. There are healthy financial reserves, the building is in excellent condition and very attractive physical condition, and the grounds are well groomed and beautiful. There is constant vigilance exercised keeping the building secure and no pending assessments in the current or foreseeable future. The Mahana’s physical buildings are in great condition, they just recently installed all new aluminum frame exterior doors on all of the units with some of the owners electing to go for a beautiful etched privacy glass finish as well. The only current project that is still taking place is that they are replacing the railings on the exterior lanais this year. One of my more recent seller clients noted that “the Mahana is in the sweet spot now.”
