Top Maui Real Estate Deals – July 1 Best Buys

Maui Real Estate Deals – Best deals of the week starting with July 1, 2011.

This will blog will focus on a wide spectrum of new listings and/or price reduced listings that I feel are the best Maui real estate deals at this time. There is a highlighted Maui property for sale and full list of properties for each of the following categories:

An immaculately constructed 4 bedroom/3 bathroom home on 8 acres in Kapalua (MLS# 343555), originally priced at $4,395,000 and is now a short sale listed at $2,695,000, is a luxury steal!

All Maui Residential Homes Priced over $1,000,000 Best Buys – From several new Wailea and Maui Meadows listings to a short sale in Kapalua, there is some immense luxury value here in Maui.

This well kept 3 bedroom/2 bathroom home (MLS# 347775) in Pukalani is one of my best buy residential homes priced at $375,000. Not a short sale or REO.

All Maui Residential Homes under $1,000,000 Best Buys – Residential homes all over Maui that represent strong value for their specific regions.

This ground floor 2 bedroom/2 bathroom oceanfront unit (MLS# 338104) at the Polo Beach Club, previously priced at almost $2,500,000 and now down to $1,800,000, is a short sale and definitely my top pick for the vacation condos over $1,000,000 category.

All Maui Vacation Condos over $1,000,000 Best Buys – Primarily beachfront condos in Wailea and West Maui that are perfect for part-time homes and rental income generators.

This 2 bedroom/2 bathroom (MLS# 348539) bank owned vacation condo at the Aina Nalu complex in Lahaina is one my vacation condo best buys listed at $249,000.

All Maui Vacation Condos under $1,000,000 Best Buys – A variety of condos, primarily in South and West Maui, that are zoned for short term vacation rentals.

This residential 2 bedroom/2 bathroom condo at Kai Makani Beach Villas in Kihei (MLS# 348560), priced at $339,000, is one of my residential condo best buys.

All Maui Residential Condos Best Buys – These condos cannot be rented on a short term basis (at least month-to-month), but there are strong values in these island wide condos that represent a good way to get into the entry level of the Maui marketplace in a decent property.

A short sale residential lot in South Kihei (MLS# 348282) – steps from Keawakapu Beach and aggressively priced at $399,000.

All Maui Vacant Land Best Buys – Almost all of the vacant land sales in Maui recently have been bank owned listings but there are still some deals like the one above.
