Why is North Kihei Less Expensive than South Kihei?

When it comes to South Maui, the further south you go, the more expensive it becomes. But why? When it comes to condos that permit short-term rentals, one aspect of South Kihei which appeals to prospective buyers and visitors alike is the walkability factor. Take the oceanfront building of Royal Mauian for example, which has nearly identical features to Menehune Shores. In this South Kihei location, you can walk to nearly a dozen restaurants and shops within just a few minutes. However, a similar unit at this complex will cost you hundreds of thousands of dollars more for this convenience.

Many people believe that South Kihei has better beaches. However, due to the staggering amount of vacation condos and businesses filling the 1-mile stretch between Kamaole beach parks 1 and 3, you will likely find yourself in a crowd. If you like a bit of space to yourself under your umbrella on the sand, North Kihei is where you want to be.

So why is South Kihei so much more expensive? It’s the same reason living in any given city is more expensive than living on the outskirts. Most people want to be where the action is. If you enjoy a more tranquil and relaxing experience on Maui, save yourself a few hundred grand and stay North.

What About Rental Income?

The prices of Maui condos that permit short-term rentals have increased substantially over the last few years.  Due to limited supply, a strong tourism market and the increased fines for illegal rentals, these properties have a higher demand than ever.  A huge factor is the potential to make money through rental income.

I cannot speculate as to what the future holds for both the value of real estate and the nightly rate visitors are willing to pay for their Maui vacation.  However, guests are currently paying top dollar for quality rentals. Take a look at this 2-bedroom unit at Menehune Shores, for example, advertising an average nightly rate of over $300 and already booked solid through the end of July! This adds up to very healthy sum.

There are many factors that go into this equation. If you would like to learn more, check out How to Increase Rental Income from your Hawaii Vacation Rental.
