The housing market in Hawaii is still very strong. If you’re thinking of selling your home you may want to start planning now. Want to increase your home’s value? It’s really not too difficult to achieve with these helpful tips.

Prioritize

Go into all the rooms of your home and make a list of what you would love to change to improve your home’s worth. After making the list, find out how much it will cost to make these improvements. Next, prioritize what is most important to you and plan to get the top priorities completed first.

Plan

Make a plan on what changes need to be completed. The key is to start slowly with a plan and tackle one small area of your home at a time. Create a realistic time frame for each project so you are not overwhelmed.

Upgrade the Kitchen

Most real estate agents will tell you the number one upgrade in your home that will give you the greatest return is the kitchen. The kitchen is the heart of the home! You may want to upgrade countertops to marble or granite, replace old appliances with newer more energy efficient models, and upgrade the old cabinets.

If you don’t have the finances to make major renovations in the kitchen, you can make simple little changes. Add a fresh coat of paint, replace old hardware and fixtures, and paint the cabinets instead of replacing them. You can also update the lighting in your kitchen with more modern fixtures.

Updating your paint color can make your home look more appealing to buyers. Try to stick with neutral colors. Adding the right colors can make a small room look much larger and brighter.

Spruce up Your Yard

First impressions are everything! Curb appeal really matters when selling a home because it’s the first thing buyers see when they arrive at your home. Mow the grass, plant flowers, trim shrubs and pull weeds from your flower beds. Your home will make a more attractive and welcoming impression as potential buyers arrive at your home.

Refinish Flooring

Those old, scratched, hardwood floors can be refinished for a reasonable price. If your carpets are stained, you will definitely want to have a professional come in to shampoo them before you put your home on the market.

Update Bathrooms

Buyers want a bathroom that is clean and updated. Be sure to remove soap scum and hard water stains from glass shower doors. Replace faucets if they are rusted or outdated. Add new towels and a shower curtain for a new look or simply change the paint color on the walls.
