A Pixel is Worth a Thousand Words (aka Worst Maui Real Estate Photos)

Sorry, I couldn’t resist. What I really want to write about is the importance of good real estate photography when marketing your Maui property. Whether you are going to venture into FSBO (For Sale By Owner) or hire a Realtor, it’s really a no-brainer that having kick ass photography for your property is one of the most crucial aspects of your presentation. I don’t recall the statistic, but it’s something like 90% or more of buyers will first experience your property via pictures on the internet. This means your photography plays a really important role in generating showings.

Check out the following picture that was actually on the MLS system for a Maui property:

Honey, look at this gorgeous master bedroom! Let’s call our Realtor right away!!

Yeah, umm, I don’t think so. Now look at the two photos below of a Maui bathroom. Which one would you be interested in seeing?

The date stamp is a nice touch, right? Civilizations thousands of years from now will discover this jpeg and think this is how we used to live in the 2000s.

Want, want, want!

I guess I’ve made my point, right? The truth is that a thousand pixels is worth a thousand words – and the quality of those pixels will determine if those thousand words are swear words or words that create intrigue and will lead to showings.

Real Estate Photography Needs to Convey More Than Architecture Alone

Good real estate photography differs from good architectural photography in that aside from capturing the structure of the house or condo, you want to capture what it feels like to be there.

The above photo is not the most earth shatteringly gorgeous, but it has some interesting color and it alludes to the joy of sitting outside your Maui house – heating up the barbecue, etc. (Those poinsettias grow wild in Kula by the way!)

I take pride in the photography on all my listings. I have a background in photography and photograph most of my listings myself, but I also have access to professional photographers and videographers, and I would not be afraid to hire them if the property demanded a skill set outside my own.
