Ililani Kakaako | New Honolulu Condos For Sale

Another exciting condominium tower in Kakaako recently conducted HHFDC Affordable Housing seminars and launched its sales this week. Ililani, meaning “a heavenly piece of land,” will be at 615 Keawe Street, just north of Halekauwila Street.

The man behind the development is architect, Kenneth Kai Chang. His brother, Henry Chang, and CDS International are the project architects. Swinerton, with dozens of projects in Hawaii on its resume, is expected to be the project’s general contractor.

Near it All in Kakaako

Ililani will be in the center of an increasingly vibrant part of Kakaako; near SALT, Keauhou Place, Keola La’i, 801 South, REAL Gastropub and the soon to open HMart. The future HART light rail will run down Halekauwila Street with a stop at the corner with South Street. Mother Waldron Park is across the street. In fact, the project’s website drives this point home with their tagline: “Experience a new way of living. It’s all within reach at Ililani.”

In addition to all the restaurants, shops and activities throughout Kakaako, the Ililani tower will include four commercial units including a ground-level restaurant.

Affordable and Market Residences

The 42 story building is expected to break ground once 70% of units are under contract and has a goal of completion by late 2021. Ililani will offer 328 total residences, divided into 165 Affordable and 163 Market for Owner-Occupant buyers. The Affordable one-bedroom residences are on each floor, all the way up to the 42nd. But the Affordable two-bedroom residences are on floors 2 through 10 only.

Ililani is offering 131 one-bedroom homes (511-593 sqft) as Affordable with prices starting at $312,600. And 34 two-bedroom residences (772-800 sqft) as Affordable with prices starting at $421,800. The pricing for the Market residences has not yet been finalized with sales beginning after the completion of Affordable sales.

All residences (Affordable and Market) will include a private lanai (32-80 sqft), luxury vinyl tile floors in the living spaces, carpeted bedrooms, quartz counters, and split air-conditioning. Affordable units will have all GE appliances but no dishwasher. Market units will have a Samsung four door refrigerator-freezer, a dishwasher, and upgraded kitchen lighting. The building plans on being pet-friendly allowing up to two pets weighing no more than 35 lbs each.

Amenities at Ililani

The package of amenities for Ililani is a bit different than other condominium towers in the area. The most unique perk is that the building will have a fleet of 10 vehicles for residents to rideshare. The first floor will offer a “bike and surfboard workshop” and a car wash area. A workspace/”E Lounge” will be located on the second floor, and the 9th floor recreation deck will have an outdoor “cinema experience,” a citrus grove and two community gardens. But the property will not have a fitness center, spa, full-size pool (only a 14’x10′ splash pool for keiki), or an indoor media room.

Maintenance fees are set at only $0.58 per square foot and include sewer, water, and maintenance of common areas.

Applications Due August 24th

Please note, applications for Affordable residences are due by 5 pm on August 24th and must be delivered in person. The developer will then hold a lottery approximately 30-60 days later for qualified buyers to select their homes. Homebuyers will need to provide a $500 deposit upon contract signing and 5% of the total purchase price within 30 days.
