Ideally Located Kula Home Offers Privacy, Sweeping Views

Ask any long-term Maui resident where they would want to live and they will most likely answer Kula. Beautiful views, rich soil, and fresh clean air – what’s not to love?

The Land

You can watch the sun set between Maui and Lanai and look down upon Wailea (no pun intended) while the glare comes across the water. The property has a gentle but usable sloping yard; it’s probably a benefit to keep water shedding properly. The actual structure sits at 3,218 ft from sea level.

According to the University of Hawaii Rainfall Map, 395 Middle Rd receives 30.65 inches of rain per year, and with an average temperature of 75 degrees and a 75% average chance of sunshine, it’s safe to say Kula is quite comfortable. The current owners have only used their AC/heat a handful of times, it’s that mild.

The Home

395 Middle Rd features a 2,716 sqft home with 5 beds, 3 full baths, a 1 car garage, 2 car carport, 2 acres, over 850 sqft of lanai, and 1 unreal view. On the first level you have a family room with propane fireplace, bedroom with a large closet, laundry room, and full bath. Most of the living is situated on the second level.

In 2006, the kitchen was remodeled; it now features cherry wood cabinets, granite counter tops, and GE Profile stainless steel appliances. Off of the kitchen is the second level lanai. This is where you can find the six-person hot tub with ocean vistas – not a bad way to unwind.

Back inside are four additional bedrooms, one of them being the master addition, done in 2003. The master has its own bathroom, walk-in closet, and like the kitchen, access to the 500+ sqft lanai.

The Lifestyle

Kula is well known for their farming and gardening atmosphere. Each Saturday Kula hosts my favorite, and arguably the best, farmers market on Maui. Fresh fruits and veggies, local crafts, and delicious food make this a regular routine for my family. If you are looking for adventure, the crater is less than 45 minutes away and the nearest beach is just about 30 minutes from the Kula Hwy. 395 Middle Rd is also situated between Rice Park and Keokea Park; both are great places to go and enjoy the scenery.

Why Buy in Kula?

The natural progression for buyers on Maui starts with wanting to live near the beach. We all love the beach, so why wouldn’t you want to live close? A few benefits of being in Kula are: less corrosion from the salt air, more mild temperatures, which means less costs from AC units, and probably the biggest, less people. Avoid the crowds, skip the slow realization of “I didn’t move to Maui to hide in my air conditioned house,” and buy in Kula.
