Changes to Lottery System at West Oahu’s Development of Ho’opili

Ho’opili

Ho’opili is D.R. Horton’s new master planned community in West Oahu. It is located between the Ewa Beach and Kapolei exits. Over 12,000 homes are expected to be built on approximately 1500 acres of land. This new development coupled with the demand for affordable housing in West Oahu has influenced D.R. Horton to use the lottery system to give purchasers a fair chance to own one of these highly desirable new homes.

This community will have it all! It will include 3 elementary schools, 1 middle school, and a high school. The growing community will also have 7 community and recreation centers and parks to visit and enjoy. The vision for this development is to give residents the opportunity to have everything they might need within walking distance or a short drive from their homes. Bicycle and pedestrian pathways are also planned to help make it easier and safer for residents to get around.

Location

Ho’opili is a great location! It will have easy access to the freeway and close to UH West and the new Ka Makana Ali’i mall. The Olina movie theater is nearby as well as several new restaurants including the Cheesecake Factory which opened two weeks ago. The Kroc center is also just minutes away and Ho’opili is offering its buyers a free membership to the Kroc for 1 year while it’s recreation centers are being built! Beaches and golf courses are just minutes away! Residents will also have access to three stops on the new rail line and is located close to the Queen’s West Hospital.

Types of Homes

Single family homes in Ho’opili have six different floor plans to choose from and range from 1,200 to 1,809 square feet. Prices range from the mid $600,000s to low $700,000s and have a low monthly maintenance fee of $59.

Homes have energy efficient features to cut down on electric bills. These include split a/c, low flow plumbing fixtures, insulated garage doors, attic ventilation, energy efficient lighting, dual glazed low “E” windows. and exhaust fans.

There are also market priced Townhouses and “Flex” homes. Flex homes may be used for a business on the ground floor of your home or perfect for multigenerational living. Townhomes and flex homes start in the low $500s. Affordable Townhomes starting in the $300,000s will also be offered. Buyers must meet the AMI (Area Median Income) restrictions and will be subject to a 10-year buyback but no shared appreciation.

Lottery

In the past, buyers could purchase homes on a first come, first serve basis as new homes were released. However, the developer has had such an overwhelming demand for new housing that they have recently decided to sell the homes through a lottery system.

The next lottery will be held on October 15, 2017 at 10:00 am. You will need a pre-qualification letter from any lender licensed to work in Hawaii or proof of funds for all-cash buyers. A registration packet will also need to be completed and submitted at the Sales Center no later than 5 pm on October 14, 2017.
