Waimea’s Popular Luala’i Neighborhood

Located in the heart of Waimea town amongst the lush rolling hills, cattle, misting rain, and vibrant rainbows lies the small community of Luala’i at Parker Ranch.  Built in what was once pasture land between Waimea Airport and the center of town, this friendly neighborhood where neighbors still know neighbors, is now home to many local Waimea residents.

Location!

People choose this neighborhood primarily for its location and its sense of place.  It is central to all sides of the island with easy access to the upper road to Kona, Saddle Road, Kohala Mountain Road, and Hamakua Coast.  It is also a short drive down the Kawaihae Road to the white sand beaches and resorts along the Kohala Coast.  

On a smaller scale, Luala’i is within walking distance from the center of Waimea town.  Homeowners can be found walking and biking to schools, Kahilu Theater, Anuenue playground , shopping, dining, farmer’s markets and even to the nature preserve.

This planned community has underground utility lines, common area/park-like settings throughout,  mail delivery, a public sewer system, and well kept grounds all for a very reasonable monthly HOA fee of approximately $175.  Between the solid HOA, the Conditions, Covenants and Restrictions (CCR’s), and the location, Luala’i community maintains its beautiful setting, as well as, its property value.  Current market value for homes in Luala’i range from $480K-$650K, and here have been 17 sales to date this year with an average sales price of $580K.
