Hawaii Commercial Investors Wait and See

Commercial investors are in a “Wait & See Mode” in the Hawaii Market.

A combination of tighter capital markets and sellers still perceiving higher values for their assets than they are worth has made for fewer transactions than the two previous years.

Today’s Star-Advertiser story shows the five largest sales to date for 2010. Unlike previous years where there were more dollars than deals in Hawaii commercial real estate, buyers are concerned about the economy and tenant demand. Expectations are that it will pick up over the next few months. There are still a number of Real Estate Trusts with money they have to place and they do seem to like Hawaii.
