One of the most popular blog posts I’ve written in the past eight years was about running a bed and breakfast on the Big Island of Hawaii. If you are serious about buying, there are several properties for sale right now that have the configuration and zoning for an inn or B&B on acreage. As I’ve blogged earlier, there are also fabulous mini-resort properties with vacation rental or corporate retreat potential.
Limited choices for the Hawaii real estate buyer looking for land zoned agricultural with overnight accommodations: Kohala Club Hotel is a rare example.
Kohala Club Hotel
The Kohala Club Hotel (MLS 605820) is located in Kapaau, the town beyond better known Hawi, North Kohala. Kohala is known for its restaurants and galleries as well as being a farm-, ranch-, and boat-to-table agricultural hub. The current owners of this historic property that was originally a “gentlemanʻs club” have restored the plantation-era buildings including a modest owners cottage with the check-in desk downstairs.
The main hotel building has six bedrooms. A separate cottage contains another two beds and bath.
As I have explained in previous blog posts, most properties zoned for agriculture would not currently be granted a new permit for overnight accommodations. That makes the Kohala Club Hotel attractive in that it sits on 5.68 acres. While there are macadamia nut, citrus, avocado and papaya trees on the property, the back of the property is available for expanding the gardens or even small-scale farming.
The Hotel is listed for $1,400,000 after a recent price reduction.
Palms Cliff House – Oceanfront B&B
Palms Cliff House (MLS 298034)is a water-front Victorian-era home licensed as a bed-and-breakfast on the Hamakua Coast near Akaka Falls. This eight-room landmark has an established clientele and the sale includes the business and name, as well as the real property and furnishings.
Asking price for the Palms Cliff House is $3,200,000.

Waianuhea – Hamakua Upcountry Lodge
Previously operated as a popular B&B inn, the Waianuhea property (MLS 602102) is permitted as a 5-bedroom lodge, with a commercial kitchen. Located at a higher elevation on the Hamakua Coast, this property also sits on over 5 acres, and was known for its eco-friendly design. Prospective buyers would need to perform their own due diligence on steps required to license as a bed-and-breakfast.
Waianuhea has just had a price reduction, now offered for $1,350,000.
Mango Sunset B&B and Lyman Kona Coffee Farm
One of the other frequent Big Island real estate buyer interests is a working coffee farm. One property currently for sale at an elevation over 1800′ above Kailua Kona offers both a 7.9-acre organic coffee farm with processing facilities and a 5-bedroom bed-and-breakfast (MLS 607538). A separate 4 bed/3 bath house for the owners makes this a desirable property for an owner-operator.
