Halii Kai For Sale – Superior Oceanfront Condos at Reduced Prices

Starting in January, prices on unsold developer condo units at Hali’i Kai have been significantly reduced.

Hali’i Kai at Waikoloa combines high-end living with the Kohala Coast ocean views you want

Over the past few months, Halii Kai developer units have sold up to $1,100,000 (3 bed/3 bath oceanfront). Now the developer’s remaining units are priced from $475,000 to $775,000.

Why Hali’i Kai? Location, Location, Location

  • Oceanfront – the only way to get closer is to get in the water
  • Convenience – walk to supermarket and shops at Waikoloa Beach Resort
  • 25-minute drive (approx.) from Kailua-Kona airport
  • Beautiful Big Island beaches and award-winning golf courses only minutes away – Anaehoomalu Bay (A-Bay), Mauna Kea (Kaunaoa), Hapuna, 69’s, and Puako
  • Quality – high-end finishes, landscaping, and oceanfront amenities
  • Privacy – Hali’i Kai is a gated community with lower density than other coastal resorts

Private oceanfront owner’s club at Hali’i Kai is the place to gather at sunset

Hali’i Kai sits on thirty acres and features a multi-level, lagoon-style, heated outdoor saltwater pool, and offers two and three bedroom villas with great views of the ocean, mountains, and golf courses.

There is a private owner’s club on-site, oceanfront restaurant and bar with a Homeowners Happy Hour – a great place for meeting other Halii Kai owners, residents, and guests. From the Clubhouse, there is a view of all five Big Island mountains, and whales breaching in winter.

Does it get better than this? Hali’i Kai for sale at reduced prices?

Katie, thanks for providing a good overview of one of the most unique Kohala Coast condo complexes!

I want to make one small point, which is that the oceanfront 3bed/3bath sold for $1.1 million was NOT a developer sale. Ironically, when I worked for the developer I sold that particular condo to the original owner in 2007 for over $2.3 million. The recently closed resale was a short sale listed by our own Pam Deery who went several extra miles over something like 11 months to get it closed for a very patient buyer I represented. Pam deserves huge kudos for that sale!

All oceanfront and almost all ocean view listings for sale at Halii Kai would be resale, rather than developer. But since the floorplans are the same, the buyer of a developer unit in the Coconut Grove gets the same construction with access to the oceanfront amenities at a more affordable price. That’s why Hawaii Life has represented something like 4 buyers on developer sales in the past year or so!

Mahalo Beth, for the correction – and a very important one at that!

My apologies for the error, how did I possibly overlook that you and Pam sold that oceanfront unit, not the developer?? That’s why I’m always asking YOU for statistics, you are the queen of the numbers, and always accurate!! Thank you, thank you, thank you for being on our team!!!

All I know is we sold a “ridiculous” number of Hali’i Kai units in 2010… someday maybe we’ll have time to count them all!! 😉 See you next week at the Broker’s Sunset Open House??

Is it true the HOA at Halii Kai doesn’t own the Ocean Club pool area?

What’s the status of the owner, Ocean Club LLC …. is the HOA trying to take it over?

@ John, Per my post….

It is correct that the HOA does not own the Ocean Club. That dates back to the original concept the developer, Centex Destination Properties had, where they put in more extensive amenities at several of their new projects with a sister company to run them professionally, since that is not an area of expertise volunteer HOA Boards usually have. Even when I sold for the developer years ago, that structure made some prospective buyers uncomfortable. But plenty of lawyers and real estate developers were among those who bought, so evidently they got comfortable with the idea. My guess is that yes, it will eventually revert to the HOA.

Hi Tom, are you the buyer who inquired last night on my listing 18B? I can give you an update on all available short sale and developer close out listings, which would be today’s best deals. This blog post is a year old 🙂
