Green Side Real Estate Sales Still Strong In Kamuela, Big Island

With March sales in the book for Waimea on the Big Island, the Green Side again had a slight lead over the the Dry Side with three sales out of the months total of five sales.

For the month of March, Waimea had five sales with an average sales price of $418,820 and an average DOM (days on market) of 201. Once again distressed sales lead the way with one REO and one short sale of the three Green Side sales, but no distressed sales found on the Dry Side.

On the Dry Side of town there were two sales reported in March. One sale was in the middle of Waimea on Hokuula Road for an older cedar home for only $398,000. The second sale was in the Lualai subdivison for a 3 bed / 2 bath home with 1,454 sf. for $360,000.

Currently there are ten homes in escrow and again the bulk of these sales will be coming from lower priced homes on the Green Side—eight of the ten homes are located on the green side and five of these are listed under $300,000.
