Remodeled Kapalua Bay Villas Condo with Great Income Potential

I recently had the pleasure of showing these beautiful oceanfront condos to some clients. These are located right on Kapalua Bay with the walking trail right in front of the units. The 2 bedroom units have 3 baths and over 1,400 sq. feet of living space. There are 2 types of units here. The G units for ground, or going down the stairs, and the B units, or bridge, for walking straight into them from the road.

This unit is a B unit (MLS# 359153) and has a little better view because of it. It is priced at $1,495,000 and is the least expensive front row, oceanfront unit there.

Income Potential

The condo I’m writing about was being rented by the owners and was not in one of the 2 main companies that rents out there. Their income for last year was not that high. I requested some numbers from the smaller company that manages quite a few there and asked for their opinion on this unit. This is what they provided. (Their management fees are also about 1/2 of what the larger company charges.)

“Hello Rustin,

This is gorgeous! It is one of few with Western exposure. It is what we would consider gold. I would estimate rates at:

  • $595 Off Season
  • $675 Peak Season
  • $650 Summer Season
  • $795 Holiday Season

At these rates, I estimate it would rent around 275 days a year. Hope this helps.”

These are very strong numbers and that’s what makes this unit one of the better investment condos I have seen in some time. I am happy to provide you the phone numbers to contact the management company personally and get these for yourself.

Additional Kapalua Bay Villas Units For Sale

We also looked at 2 other front row 2 bedroom units:

  • (MLS# 348734) was priced at $1,695,000 and had not been remodeled. It needed lots of work.
  • (MLS# 352078) was priced at $1,900,000 and was fully remodeled, but was out on the tip and facing strong winds in its location. In my opinion, it was not remodeled $400,000 better than (MLS# 359153).
