What’s the latest news at Makamae by Gentry Homes? I’ve been getting asked a lot of questions about Makamae by Gentry Homes. I figured I would give an update about this new upcoming neighborhood in today’s video.

Hi Everyone, my name is Fawn Bertram with Homes by Fawn and Hawaii Life Real Estate. I am a local Oahu Real Estate agent specializing in helping buyers and sellers find their dream home or sell one in Hawaii.

What’s Happening?

Let’s get into it, what’s happening in Makamae? The second home release has happened. There were 4 homes released, plan 1, 2, and two plan 3s.

Plan 1 had 3 bedrooms with a loft, a lot size of 3,796 square feet, and that was listed for $868k.

Plan 2 had 3 bedrooms with a den, the lot size of 4,056 square feet, and that was listed for $886,850.

There were two plan 3’s released, one of the homes was on a corner lot. The first plan 3 was 3 bedrooms with an extended loft, a lot size of 4,056 square feet, and that was listed for $897,900.

The other plan 3, was on a walk-around corner lot, had 4 bedrooms, a lot size of 5,007, and was listed for $922,900.

Price Increase

For the second home release, home prices rose by $3k except for the walk-around corner lot that went for more. We probably can expect Gentry to increase the price by $3k per home release.

Waiting List

Let’s talk about the waiting list. In order to purchase a home at Makamae, these homes are by waiting list only. There will be no lotteries for Makamae.

Currently, the waiting list is in the 100s. There will be about 150 homes in this development, 3 – 4 homes released per month. The wait time they’re projecting right now can be up to a year to a year and a half or more.

Don’t Be Discouraged

That may seem like a long time but don’t get discouraged. Anything can happen from now to when they call your name on the waiting list. Even though there are more than 100 names on the list, not all buyers will buy a home or want the same floor plan.

For example, some buyers may have already purchased a home, their situation may have changed, they may have lost their job, they may be moving off-island, they may no longer qualify for a home at Makame due to the price increases or a floor plan may not be available for what they are looking for. There are so many things that can happen; don’t give up hope.

You have a really good chance of owning a home at Makamae if this is where you want to live.

I like your videos very informative. I have some questions before completing a loan app.
1. Is Makamae in a flood zone area? 2.Is there only a few homes build with 4 bedrooms?
3.Is there a loan application fee if I decide to be on the waiting list? how long is the list?
4. What does monthly debt include? electricity, water? or personal loans and car loans?
5.If I don’t qualify for loan on my own can I resubmit a loan application with a co-borrower who will be an occupant? Will the loan interest rate be higher if the co-borrower has a low fico score? Your videos of the interior of the models are excellent. I look forward to your response. Thank you.
