Free Home Staging Service Included in Big Island Team’s Listing and Marketing Plan

As my background includes 14 years of owning a furniture and design shop/studio, with services including staging model homes for builders and developers, it was a natural to incorporate this service for my clients for their own homes.

What is Home Staging?

Staging has become a popular trend for sellers to compete within the marketplace to draw buyers to their homes over others that have perhaps a more relaxed or tired look.

This can be accomplished by changing out light fixtures, painting accent walls and front doors, adding fresh new linens, décor and art, to a more in depth metamorphosis depending on the changes necessary – and budget, of course.

Staging is beyond cleaning, de-cluttering, removing personal photos, minor placement and touching up; it is drawing attention to details that might have otherwise been missed; dressing the house to sell or creating the mood for buyers to make them want to buy your home above all others!

Over the past several months, my partner, Beth Robinson, and I have taken over several listings in Halii Kai, Kolea and Kohala Ranch; some with 12+ months of active “marketing” by other realty companies.

With just a few days of rearranging, de-cluttering and paint, we were able to achieve fresh, new looks for condos in several Halii Kai condominiums, some using pieces stored in their garages, and rearranging pieces within the house – all with minimal out-of-pocket expense for the owners that obtained the maximum price for the same floor plans within the development within a very short period of time, making for some very happy sellers!

Free Home Staging Service

One of our newest listing clients in Kolea seemed concerned initially over painting walls a color that may not be to her “taste” in order to sell the home; I had to smile when I heard this…so far, all of the homes that we have “staged” have sold within a very short time – some within 1-2 weeks!

Fees for this service normally range from $500-$5,000 or more, depending on the square footage and number of rooms to be staged. In a continuing effort to provide the highest level of creativity and marketing, my team and I gladly include staging as a service in our overall listing/marketing plan with the only client cost being for materials.

With very little expense and effort, suddenly the homes “pop” in photos which draws the buyer to request a viewing; then that first impression in person gives them what they need to say “let’s write it up!”.

Pam was able to do what two other agents (and agencies) could not and that is sell my Halii Kai Condo. After almost three years on the market I found Pam and asked her to sell it. Going way beyond the call of duty she not only staged it but created a beautiful decor appealing to myself and buyers. So much so that she sold it in less than 3 weeks! Clearly could not have done it without her!
So naturally when I decided to also sell my Kohala Estates home I asked Pam for help. Once again she painlessly staged my house making it a show case of design and tropical living style. In the supposedly worst market since the depression she was able to sell in 8 months! Mahalo Pam!
