Price (#1), is the primary factor sellers stress over when listing a property, but it is only part of the listing equation. However, preparation (#2) and marketing (#3) can be equally as important.
With preparation, we try to focus on the areas with thousands of percents of return on investment (ROI): Painting, cleaning, decluttering (~2000% ROI). Sometimes kitchens and baths need updating, but the returns are not nearly as high (~125% ROI).

Marketing your listing can be very tricky.
