First Closings at Ainamalu at Waikoloa Beach Resort

In late 2016 we began reporting on Ainamalu, the new development of single family homes going in at Waikoloa Beach Resort and backing up to Mauna Lani Resort. A number of changes to the development, as is inevitable with a new project, have sorted themselves out and the response from buyers is positive.

The mix of buyers looking for a single family home with a resort lifestyle at Ainamalu includes second home owners with or without plans to do vacation rentals when they are not in residence, and full time residents. My happy new homeowner who took possession this week falls into the latter category, having been a resident at nearby Mauna Kea Resort for over three decades.

My buyerʻs current view will disappear as the rest of the subdivision is built out makai of her home. But for now…there is the ocean and Maui!

Reasons Why Ainamalu Sales are Strong as of March 2018

As the homes are being sold pre-construction, they were first offered for sale in September of 2016, but the first closing at Ainamalu took place in January 2018. Two of the first residences closed are being leased back to the developer as model homes. Having furnished, completed model homes available to view is one of two reasons I see for the strong current interest at Ainamalu.

Much easier to appreciate the kitchen finishes and appliances in a home rather than on a sample board.

The second reason I think buyers feel more comfortable with Ainamalu now is that the developerʻs original plan to build a micro-grid for the entire community was replaced with installing photovoltaic panels on each home with a Tesla powerwall in the garage. Having the slick powerwall rather than a large closet for batteries allowed the developer to reconfigure the floorplans, giving more square footage back to the living area in each home.

Currently, there are another 25 homes in contract, with closings up to 15 months from now. They include both the “Residences at Ainamalu,” which either have mountain or interior views, and the Golf Estate Homes, which are larger homes located on the Tom Weiskopf-designed King’s Golf Course at Waikoloa Beach Resort.

Pricing on the Residences still available is right around the $1 million mark. Pricing on the remaining available Golf Estates begins at $1.8 million.
