Find Your Paradise at The Cottages on Alii Drive

It’s been a good number of years since we’ve seen any significant new construction of planned housing along the Big Islands highly acclaimed Alii Drive. Right now something very exciting is in fact underway. If you have read some of my previous blog posts, you know I have a passion for new construction. I always say, “I love to start my day with the smell of fresh cut lumber in the morning.” So it’s no wonder I was attracted to the latest project by Stanford Carr Development, LLC. This industry leading developer has been recognized for innovative design and cutting edge technology in building materials since 1990. They are committed to maintaining and preserving the environment and cultural aspects of the areas with the highest level of sensitivity while delivering quality residential communities that achieve long term value.

With the magnificent Hualalai mountain as its backdrop and nestled on just over ten acres of prime real estate, You’ll find the Cottages on Alii Drive.

I became intrigued with this project when I saw the architectural designs and six different floor plans. They offer both single and two story home designs. Traditional Plantation and Craftsman models fit Hawaii lifestyles and these cottages offer that and much more. Don’t let the term Cottage fool you. The square footage of living areas to choose from range from a comfortable 1430 sq ft as a 3 bed 2 bath to a generous 2092 sq ft 4 bed 2.5 bath. Each model has an attached double car garage and fenced backyard. The Cottages are, however, listed on the MLS, and this affords me the opportunity to represent buyers and assist in navigating all of the aspects involved for inquiries and or purchasing one of these single family units. A total of fifty eight homes will complete the project. Phase I consists of 8 homes that are currently In Escrow. Phase II is now open with 4 homes available for purchase. Directly across from the project is a public ocean access trail with a short walk to the beautiful big blue. That’s just the tip of the list of conveniences and benefits the location has to offer. Kailua-Kona town is approximately 2 miles down the road where shopping, restaurants, cultural history and activities await. I have lived here for nearly 30 years and still I find myself going out of my way to take Alii Drive and allow my eyes to soak up all its beauty and splendor. It doesn’t get old! Don’t get me wrong… there is still a certain level of funk there too but that’s all apart of the character our town has to offer.

Site work and construction of models is now underway as of the ground breaking and blessing was held July 22, 2022.

Buying preconstruction allows you to have your hand in selecting some of the finishes. There is a limited selection of flooring, lighting, countertops, ceiling fans and plumbing fixtures to choose from. This allows you some flexibility to put your own sense of style on your new home from the start.

There is an HOA and for my money, that’s a good thing. You want to protect your investment and be assured that the common area landscaping, private roads, passive park area, archaeological sites and mail centers are well maintained. Trash pick up is also included in the modestly low monthly rate of $129. as advertised. Ok… so now you may be wondering if you can short term vacation rent your new home in paradise? That would be a no. This community is zoned residential and that protects homeowners from a constant turn over and transient type environment.

Prices are starting at $992,400.00 for MLS# 659536 One Story /KaMOALi’I Model Plantation Style 1430 sq ft. Minimum deposit is a three stage process with initial $10,000 to open escrow and 10% at 30 and 60 day intervals from acceptance. Maybe this type of investment is what you might be looking for? Houses are to close together from that artist’s rendering. Would rather buy a piece of land and build a home ourselves with no neighbors so close
