Condo sales are up for the Coconut Coast! This February we sold 5 condos, which was 2 more than the same time last year. Year-to-date, we are up a whopping 100% over the same time last year. We have sold 12 condos so far as of 3/1/2017, and we had sold only 6 last year at this same time.

The median condo sales price this February was $482,500. This is an increase of 23.74% over last year’s median of $390,000. As of March 1, 2017, the current condo median sales price is $441,000, which is a 12% increase over the same time period last year.
The current average days on the market for a condo on the East Side is 138 days, or 4.6 months. In fact, the condo with the longest days on the market of all of February’s condo sales was 210 days, or 7 months. The higher priced condos sometimes take a little longer to sell because of the price point. There is a small pool of Buyers for the pricier condos and they are a bit choosier as well.
Interesting Fact: Of all 5 condo sales, 3 of them were cash sales.
